Holly Lodge

Location is beautiful and size of property is perfect for us. Particularly love the conservatory and quietness.

The kids complained their beds were hard and uncomfortable. This is our second stay at Holly Lodge, disappointed to see the mooring has degraded further with multiple loose /snapped planks and loose wire. We did highlight issue to owners last visit.

The absolutely exceptional views, peaceful location & being in a place of natural beauty.

The slight downside is the fact that there is no vehicular access and so you have to use a luggage cart (supplied) to take your belongings and any shopping back and forth to the property.

This is simply a beautiful place to relax. River views, peaceful, wildlife and a great pub nearby. Bliss. Cottage is super comfortable and well equipped. It is heaven for someone wanting to get away from the hubbub.

Ok so here is the thing - there is no road access so you have to walk across the river bank to the cottage which frankly is part of its charm so it’s not that I didn’t like this. I fact I was fine with it and there was always parking at the public parking area. It’s a good 200m walk I would say which in the dry is fine - could be slippery and welly terrain in the wet weather. There is a substantial trolley to convey luggage so my tip is go get that first and bring back to your car. I was with my 90 year old dad who found the walk tough but worth it. I had no problems.

Holly Lodge is placed in a beautiful location right next to the River Yare, the property is a good size with plenty on room for a family of 4. Bathroom nicely decorated with lovely shower. Beds comfy. The conservatory was our favourite room with lovely views of the River. Fishing was great we caught Bream, Roach, Perch & Chub. So happy there was a trolley and wheelbarrow to help us move in. Owners were very responsive when contacted. There are two nice pubs in walking distance but beware the tidal broads of you go to the Ferry Inn, could end up paddling back!

Unfortunately the property and grounds have seen better days and would benefit from some tlc. The quay (wooden boarding) and one of the picnic benches are rotten and quite dangerous in places also some of the wire mesh on boarding is sticking up and a trip hazard next to deep water. The owners have 'ropped off' a section but it's not signposted why and the rope is only shin height, my husband nearly went through the boarding whilst fishing. The bathroom tap is constantly dripping, the cleaner said she has reported it many times. Much of the cookware is unusable due to thick layer of grime which cannot be scrubbed off. The lighting is not adequate and makes property appear dark and dingy. Few bulbs also not working. Overall the property just needs some tlc, then would go from a 6/10 to a 10/10.
