I loved the view, the proximity to the beach and shops and the garage parking. I also appreciated the management, we had an initial hiccup and it was handled immediately and I really appreciated that.

It didn’t have a luggage rack which would have been nice but that is really my only complaint.

Great location to walk to beach, train or shopping. Good beds and showers. Nice kitchen adequately stocked with cookware but bring your own spices, foil, extra forks. Nice view of the ocean but is obstructed by wires and lower buildings in front. Secure building with a code required to use the elevator. Comfortable furniture and a nice covered outdoor space with two tall chairs and table that was very pleasant to sit at.

Overall upkeep and cleanliness needed attention. The large picture window looking to the ocean in the living room was very dirty on the inside so I had to clean it in order to have a nice view. The fireplace was not working and either was the master bedroom overhead light and fan. Both of these operated off a remote and the remotes may have had dead batteries. Condo is completely carpeted and didn't appear to have been vacuumed well. Hosts were responsive to my call the morning after arrival but non-working items were not resolved during our stay.

I liked how the host was available late, after the email she sent failed, it did not have the check-in or WiFi information. I didn’t realize Rockaway Beach had no services not even gas, however that’s my fault. The facilities were fine. I liked the washer dryer. I needed that. The soap there wasn’t very much so one load. I thought about buying a whole new item from the general store but no. There should be a new one for new guests not one that only produces a tiny bit of soap for a very small load of laundry it’s 1 reason why I chose it another location Airbnb.

The only thing that I didn’t like were the beds. They were not comfortable. I didn’t sleep in mine. My son is 6 foot 200 he’s a bigger 2025 honor graduate and so they were not firm enough. I think wood floors with sand is smarter. Wall to wall carpeting, it was extremely hot! I get the this place can be chilly but not during the day in June, so we had to leave the windows open! The big main windows screen liner was broken to cool it. Even with open windows it was too hot! We couldn’t turn on the fans because they were covered in dust. The couches had that as well in the creases. I thought about cleaning it. Nope! I don’t want to clean on my vacation and I did too much cleaning. I did wash some stuff so the washer and dryer was great. The coffee was OK but the Keurig did not work right. The other machine worked. I’ve use Keurig. I have a new Nespresso machine. I think Nespresso’s are far better. You can buy them in different sizes, larger to smaller and you can order the coffee and keep it in a box under the coffee with a set of directions. I always put little notes around my Park City luxury Airbnb that I own for my quests. We offer coffee, wines, a chef even ext. There were little black things on the towels. I’m not quite sure but it kind of freaked me out. Maybe it’s because it’s washed with black items and it’s sticky, but I didn’t like that. All white towel should be professionally cleaned so they’re not mixed with any makeup towels that could get other things on them. I would recommend a hotel collection. They’re superb and they last quite a long time. I know it’s a two bedroom two bath and mine is a six bedroom 6 1/2 bath, but you take pride in your Airbnb or booking lodging and people always come back. The last guestbook short answer's were from a while back. It was fine.
