Registered Guests & Pets
• Only guests and pets included in the reservation are permitted on the property
• Unregistered visitors or overnight guests require prior approval
• A $50 pet fee per pet applies and must be included in the reservation
Pets are welcome, however:
• Pets are not allowed on beds or furniture
• Please clean up pet waste in all indoor and outdoor areas
• Additional cleaning due to pet hair, stains, or waste may incur a fee
Quiet Hours
• Please respect our neighbors and the surrounding community
• Quiet Hours: 10:00 PM – 8:00 AM
• No parties, events, or excessive noise at any time
Furniture & Equipment
• If any indoor or outdoor furniture is moved (including patio furniture, kayaks, paddle boards, etc.), please return everything to its original location prior to departure
Smoking Policy
• Smoking or vaping is strictly prohibited indoors
• Evidence of smoking indoors (including odor) will result in a $250 cleaning and deodorization fee
Stains & Damages
We understand that accidents happen — that’s why we provide stain remover products for towels and linens.
If a spill occurs:
• Please treat it as soon as possible
• Notify us if additional assistance is needed
• Unreported or permanent stains may result in replacement fees
Any damage, missing items, or maintenance issues must be reported:
• During your stay, or
• Within 24 hours after check-out
Check-Out Instructions
Before leaving, please:
• Wash dishes or start the dishwasher
• Dispose of garbage, recycling, and pet waste in proper bins
• Place used towels on the bathroom floor
• Turn off lights and heating/AC
• Close and lock all windows and doors
• Return moved furniture or outdoor items
Failure to follow check-out guidelines may result in additional cleaning fees.
Trash Collection
• Trash is picked up early Monday morning
• Take bins out Sunday night
• Separate garbage and recycling into labeled bins
• Avoid leaving loose trash outside (pickup may be skipped)
• Roll bins back to their original location after collection

The condo in Tulum is newish, the black out drapes helped a lot, only one TV may not mean much to some, clean, felt safe, enjoyed the patio but under the skin it could be so much more. The host Carla did what she could but here were our issues: no coffee, I asked specifically about this one item, had to buy my own, three days later I received what should have been there on day one. No pots, there was three frying pans, the microwave was un plugged (full disclosure we didn’t need it) rave music from a club one block away till 3:AM, bad road in front of condo that’s dirt then mud with huge pot holes. Over all I liked it, my rating would be 4 out of 5.
