Conveniently located for exploring the beautiful nearby coastline and in walking distance of shops and places to eat in Guisborough. The house has all the equipment you would expect to use for cooking your own meals. The Chinese takeaway next door serves really delicious food and is reasonably priced.

On arrival this property appears as per the photos and a couple of reviews mention a comfortable bed, (something that reassured me prior to booking). However, on getting into bed, the one side was so sunken that you roll down into a ditch and can feel the wooden slat approx 1cm away from your hip. Pulling back the covers the following morning, I was shocked to see the mattress was so old it appears to predate the British Standards label. With concern for 4 more nights to go, we contacted the owners whose response of other visitors 'actual complement how comfy the beds are' and 'we couldn't change the mattress in that timescale, should it be required' were disappointing. Also, the alternative of sleeping in the single beds isn't exactly how we envisaged spending our first wedding anniversary week. (One of the single mattresses also sloped on one side, so we found that sleeping top/tail was the best way to get through 4 more uncomfortable nights). A feeling of comfort is subjective and a matter of opinion. An old, sagging, sunken, stained mattress is evidential. Acknowledgement of this fact from the owner would have been appreciated. Sykes' customer services response of 'I can see where you're coming from, but it's up to the owner' was also disappointing. I feel that Sykes should be concerned with equipment that doesn't meet regulations and safety standards in the properties they represent. If we could have received a refund, we'd have spent it checking into an establishment nearby who provide a modern, fit for purpose mattress.
