This new luxury lakeview home offers the following amenities for entertainment:

📜 House Rules and Policies:
1. Check-in time is after 4:00 PM, and check-out time is before 10:00 AM.
2. No smoking is allowed inside the house or on the property. If you need to smoke, please do so outside and dispose of cigarette butts properly.
3. Pets are allowed with prior approval and an additional fee. Please clean up after your pets and keep them off the furniture and beds.
4. Parties and large gatherings are not allowed on the property without prior approval from the host. If you would like to host a party or event, please contact the host to discuss and obtain approval. All parties and events must adhere to the house rules and policies, as well as any additional guidelines provided by the host.
5. Please respect the quiet hours between 10:00 PM and 8:00 AM. Keep noise levels low during this time to avoid disturbing the neighbors.
6. Only registered guests are allowed to stay overnight. Any additional guests must be approved by the owner in advance. Please do not exceed the maximum occupancy without prior approval.
7. Please treat the home and its amenities with care. Any damages or missing items will be the responsibility of the guest.
8. Guests are responsible for keeping the property clean and tidy during their stay. Dispose of trash properly, clean up after yourself, and follow any additional guidelines provided by the host.
9. Please adhere to all local laws and regulations during your stay. Observe all community rules and regulations as well.
10. The owner is not responsible for any accidents, injuries, or illnesses that occur during your stay. Guests are responsible for their own safety and well-being. If the golf cart is available and you choose to rent it at an additional cost, it is understood that ONLY a licensed driver may operate it under extreme caution, using the parking break and not to exceed 5 mph. You also agree to assume all liability and take full responsibility of any and all damages physically or mechanically. Anyone who violates this rule, anyone driver under the age of 16 operating the golf cart may be asked to leave the premises without any refund and WILL be fined a $1500 a penalty. Damages and fines will be billed and due no more than 20 days of departure. The cart will be inspected for unusual wear and tear and excessive usage. It is a gas cart which has a delay and uses very little gas. Excessive usage is using more than 1/8 of a tank as its purpose it to facilitate transportation to and from the dock with specific purpose to families traveling with elderly and small children to assist in transporting family and boating supplies. It is a motorized vehicle and should in no way be used as a toy.
11. Please respect the privacy of neighboring properties and refrain from trespassing or causing any disturbances.
12. Any violations of the house rules may result in additional charges, loss of security deposit, and/or eviction from the property.
13. The primary renter must be at least 25 years old to book.
14. Additional fees and taxes may apply. Please check with the host for more details.
15. Photo ID may be required upon check-in, along with a list of guests and ages of children.
16. Please indicate if you will need access to a covered boat slip.
17. Propane tanks are available at the nearby gas station/convenience store. Kindly refill them prior to checkout.

Any damages or additional cleaning required as a result of a party, event, child, pet, or negligence will be the responsibility of the primary renter. What a lovely property and the perfect stay for a large family! We had a great time and the host is very gracious and accommodating. The home was well stocked and had all of the amenities we could have wanted. We had no issues, but the host was very communicative and I'm confident any issue would have been resolved promptly. I highly recommend this home, as well as any other listings from this host!

My family came in from Virginia and some friends came from Kentucky for the Memorial Day weekend. We absolutely loved the house it’s beautiful, the view was so beautiful the host was so very nice and made sure everything was perfect. I highly recommend this house. We will be back

Best place to stay on Tim’s Ford Lake! Recommend 110%! Amazing sunset & water views! One of few places with gradual slope to dock w swim ladders! Hosts communication & humble & kindness was stellar! This property provides the most bang for your buck / affordable! Loved use of our boat slip & the boat launch is only 1.9 miles away on same road we turned off of to get to the gorgeous property! Peaceful on decks w water views and sunsets! Loved watching other boaters from dock pull their kids on tubes and wakeboards! Just a 5 min boat or car ride to the newest floating restaurant! The home was decorated like it was out of a magazine!! So fresh, clean and new! It was very well stocked with everything we needed to cook and so convenient! Propane gas grill and fire pits were amazing as most places require guests to bring charcoal! Each of the three levels provided privacy for each family & loved the twin beds in between the master bed and bathroom! The main and lower level both had master bedrooms and baths along with a half bath. All three levels; the main, lower, & large open loft had tables / seating, lounge tv area and sleeping area! Perfect for our multi family and teens! Highly recommend! We will be back! We are grateful to have found this hidden gem as the kind Host had donated the accommodation towards in a benefit for proceeds to a family in needed which we bought! We WILL be back to rent EA side & the additional space over the garage to accommodate our group of 30
