Great yard for your dog too! Pet Friendly (less than 50 lbs) - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. Max 2. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee. The yard is not fully fenced.
Please note: the driveway to get to Moody Oaks is long - and a little hidden. We have placed signs up for better road visibility. But you will turn in and drive down a dirt road before you wind your way to the house. **This is a 1 acre property in a very wooded area - so there will be a variety of native Floridians about - from birds, squirrels, bugs, and maybe a snake or raccoon from time to time. Please keep that in mind.
**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware as noted in the booking agreement.
**Charcoal is not included. Firewood is not included but if we had to chop some or trim some trees - there will be some there for your use!
ARRIVAL & DEPARTURE
Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.
Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.

I enjoyed my stay .. convenient to everything restaurants shopping there's plenty to do
Only thing I hated was the having to leave the property to smoke a cigarette... We had to drive and park . I understand not smoking indoors but it's ridiculous to pay all that money and cannot enjoy an evening cigarette around the fire pit
