Apartment 20 is a bright, comfortable two-bedroom, two-bathroom home with wide sea views and an easy, flat walk to Onetangi Beach. Set in the quieter part of the bay, it offers relaxed, simple holiday living close to cafés, restaurants, and vineyards.



The Space:

This apartment is designed for easy, beach-focused living with a calm, open layout and natural light throughout. Large windows frame views across the treetops toward the water, bringing in morning and afternoon brightness without feeling exposed.



The main living and dining space sits at the front of the apartment, keeping the outlook central. The lounge has comfortable seating and room to spread out after a day on the beach. The dining table sits near the windows, making the most of the light.



The kitchen is full-size with ample bench space, quality appliances, and everything needed for simple meals at home.



Both bedrooms are positioned away from the main living area for privacy. The master bedroom has a king bed and its own access to a bathroom. The second bedroom has a king that can be split into singles on request, making the setup flexible for couples, families, or friends travelling together. Two bathrooms make morning routines easy, with one featuring a spacious shower and the other a full vanity and tiled finish.



Shared gas BBQs are available in the landscaped common area at The Sands, ideal for relaxed summer dinners.

Guest Access:

Guests have full access to Apartment 20 and the shared BBQ area. Parking is available onsite. Self check-in is provided. Early check-ins and late check-outs may be possible on request; confirmation depends on bookings directly before and after your stay.



The Neighborhood:

Apartment 20 sits just a short walk from the white sands of Onetangi Beach and an easy stroll along the waterfront to local cafés and beachside dining.



Nearby breakfast and coffee options include Charlie Farley’s and the Beach Store Waiheke, both offering relaxed seaside starts to the day. For lunch, Three Seven Two is close by, along with The Heke, a casual modern grill and brewery a few minutes’ drive away. Dinner choices include Ki Māha for refined beachfront dining or Casita Miro, known for Spanish-inspired shared plates in its vineyard setting.



For winery visits, Tantalus Estate and Obsidian Vineyard are both within easy reach for tastings and long vineyard lunches.



Getting Around:

The closest bus stop is on Fourth Avenue / The Strand, offering direct access to Oneroa, Onetangi dining, and the wider island. Local buses stop at all major wineries. Taxis, hire cars, scooters, and e-bikes are also available, and parking is provided at the property.



Other Things to Note:

The Sands operates on rainwater tanks, so guests must be mindful of water use, particularly in summer.



There is no smoking inside the apartment or on the balconies. External smoke detectors are fitted, and any Fire Brigade call-out will incur a $5,000 fee charged to the guest. Smoking is permitted only in the designated picnic area.



Shared gas BBQs are available for guest use.
