Location, family friendly, pet friendly, hot tub, great cooking area.
The mattresses were uncomfortable.

The living room gives a really cool lodge type feeling. We had a good time and it was a good basecamp for our adventures. The fireplace was fun and the hot tub provided a nice diversion. Good location and Pagosa is a fun place for dogs and family.
It is convenient to uptown but there is a major road very close to the house. Not really safe to let kids or dogs outside. Beds were so uncomfortable that kids slept on the couch. Microwave did not work. Master fireplace did not work. Master bedroom door did not have a lock. There needs to be a tray for shoes by the front door.
