The Space:
The open living room/dining room is a great place to relax after a day on the river with it’s beautiful fireplace and flat screen TV with cable. The dining table has seating for 6 with 2 benches and 2 chairs. The kitchen is equipped with all the basics you will need to cook breakfast, lunch and dinner. The master bedroom has a king size bed and a flat screen Smart TV (no cable). The second bedroom has 2 queen size beds and a Smart TV (no cable) as well. Large bathroom with walk in shower. All bedrooms and bathroom come stocked with high quality linens. The unit comes with a washer and dryer as well. Accommodates 6 people comfortably. Unit includes extra folding tables. Rent this unit to stay in and/or be the "hub" of your family reunion/get together!
Enjoy walking down to the Comal River with private river access for guests or swim in the pool and hot tub which is just outside the sliding glass doors of this condo! Visit Gruene or downtown New Braunfels for shopping, restaurants and live music. This condo is an amazing place to enjoy your trip to New Braunfels! Rockin' R is a tube outfitter which can pick up in the parking lot next to Camp Warnecke between Memorial Day and Labor Day. For any reservation outside of that time, the Rockin' R shop is located only .5 miles away.
Only two parking passes provided with one guaranteed numbered spot. The second parking pass is for general parking and is 'first come first served.' This condo is on the ground floor. Host must be 25 years of age or older to make a reservation and must be staying at the property. No pets allowed. Guests will be allowed 2 vehicles on premise with parking passes and 6 wristbands (max amount allowed). This condo has a maximum occupancy of 6 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. No RV’s or trailers allowed.
**WRISTBANDS & PARKING PASSES REQUIRED*** These condos are individually owned and the owners graciously allow their "second homes" to be rented out and enjoyed! The HOA of the complex had laid out some policies to ensure everyone staying at the complex can have a wonderful time. Because of the fabulous location, we can have trouble with trespassers. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. Please do not be offended by the wristband and parking pass policies, they are really there to ensure that you have a fabulous time! To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

Loved that the pool was so close. Could send the kids to swim and still be able to watch them (12 year olds). Was clean and spacious.

For some reason I did not realize this was THE clubhouse for the pool. The clubhouse was very spacious and clean. Just like the pictures. It was nice that it opened up to the pool area. Convenient location to San Antonio area. The living room had a lot of echo making it hard to hear other people at times. The owners were very communicative which was very nice.

I give an overall rating of 3 for these reasons. I will say the home was very clean and the pool was right out the patio door. My issues were the tenants on top were like a herd of elephants, every step taken was heard below, all night, so if they came in late we heard them until they went to bed. Second this unit is by the dumpsters so yes, every morning around 7:15 the trash truck was outside the window. So late nights and early mornings was not a great vacation.Third I thought the condo was right on the river but we had to walk around 2 other units to find the steps to the river. I should have researched the reviews and location a little more, I know...The river itself was very murky and dirty.
Location was great, waterpark across the street and my husband and I walked into town from our room. Loved the town of New Braunfels but probably won't be back anytime soon.
