Swimming, Fishing & Recreational Activities – Waiver of Liability
Guest(s) may use the paddleboards, water trampoline, and access the waterfront during their stay. These amenities are provided as a courtesy and are to be used entirely at your own risk.
By using these amenities, you (“Guest”) agree to the following:
Assumption of Risk: Guest(s) understands and acknowledges that swimming, paddleboarding, fishing, and all water-related activities carry inherent risks of injury, illness, drowning, property damage, and even death. Guest(s) voluntarily assume all risks associated with the use of the amenities and access to the waterfront.
Life Jackets: Guest(s) is solely responsible for providing and wearing U.S. Coast Guard-approved life jackets at all times when engaging in water activities.
State Compliance: Guest(s) agrees to comply with all applicable federal, state, and local laws and regulations, including but not limited to the State of Maine guidelines for fishing and recreational activities. The Host is not responsible for any fines, citations, or legal action resulting from noncompliance.
No Supervision Provided: There is no lifeguard or safety personnel on duty. Children under the age of 18 must be closely supervised by a responsible adult at all times.
Release and Indemnification: Guest(s) hereby releases, waives, discharges, and covenants not to sue the Host, property owners, managers, and their agents (“Released Parties”) for any and all liability, claims, demands, or causes of action whatsoever arising out of or related to any loss, damage, or injury (including death) that may be sustained while using these amenities, whether caused by negligence of the Released Parties or otherwise. Guest(s) further agrees to indemnify and hold harmless the Released Parties from any loss, liability, damage, or costs, including court costs and attorneys’ fees, that may incur due to participation in these activities.
By using the amenities, Guest(s) affirms that they have read, understand, and voluntarily agree to this Waiver of Liability and fully accept all risks and responsibilities.

We really enjoyed this very unique place. The space was nice and large for big Families. It was clean and comfortable, and the views were stunning. As others have said, it is very noisy from the street traffic, but it didn't bother us too much with ear plugs. Communication was poor. We had a wedding event to attend the first night and asked twice, a week in advance for a little earlier check in time but never received an answer. The downstairs apartment smelt musty, but we got used to that. Also, there were no closets or even hooks anywhere to hang clothes or even a hand town in the bathroom. We had wedding clothes to hang but only had chairs to put them on. This could easily be fixed with over-the-door hangers or command hooks on the back of the doors. Also, a bedside lamp would be nice! Other than that, we truly enjoyed our stay and would highly recommend this place.

The two apartments and the cottage were perfect for our family reunion. The 4 adults loved the new mattresses. The 5 kids (ages10-15) had plenty of room to hang out or run around both inside and out. Only caveat is if you plan to do any fancy baking, bring your own utensils.

The view from the house is beautiful as are the tidal falls just across the bay. We had all of the beauty and benefits of ocean front property at an affordable price. The property is unique in that it’s a former bar/restaurant, so that added an element of interest, but also a great eating set up for a group with 8 kids as we had. If there were any downsides to it, it would be the noise from the nearby highway in the mornings. There are some noise machines provided, but I would recommend either earplugs or more noise machines if this would be an issue for you. Also, this is about 40 minutes from most attractions in Acadia, so if your main purpose is to visit the park, just plan for driving every day. This property was perfect for a trip with friends as we had one apartment and they had the other. We loved our time in Maine!
