Villa Rosaria is located in the village of Colbordolo, nestled in the green hills of the Marche.
The property boasts a wonderful garden with lawn and several plants. You will also find a spacious porch, equipped with a table football, sofas, seats, and a dining table for 12 people for alfresco meals.
The outdoor spaces are embellished by a delightful pool (11.30 x 6 m), open from May to October, equipped with sun loungers, a slide and a diving board, ideal for the fun of children and adults.
At guests' disposal also a barbecue area and a private parking.
The villa is completely protected both inside and outside by an anti-mosquito system.
Internal Description
Internally furnished with style and taste, Villa Rosaria is spread over 2 floors, and can accommodate up to 12 people, has 4 bedrooms and 3 bathrooms.
Internet Wifi is included. All bedrooms have air conditioning. Pets are allowed.
Ground floor: You are welcomed by a large and bright living area, equipped with: sofas, armchairs, fireplace, and direct access to the external porch through large French windows.
Then there are 2 bedrooms: 1 double with ensuite bathroom with bathtub/shower, and 1 bedroom with two French beds and a single sofa bed.
Please note that the French bed is a bit smaller than the standard double.
First floor: Upstairs you will find a large open-space living area, furnished with: sofas, fireplace, dining table, and modern kitchen (equipped with oven, microwave, hob, fridge, coffee machine, dishwasher and toaster).
The floor is completed by 2 bathrooms (one with shower and one with bathtub), and 2 bedrooms divided as follows: 1 double and 1 bedroom with two French beds and a single sofa bed.

Prices and conditions
Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.
Excluded from the price: Final cleaning (350.00€); extra cleaning (15.00€/hour); extra linen change (20.00€/person). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).
Security deposit: Customers are required to pay 500,00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.

The House is very spaceous and nicely decorated with art and designer furnitures. It is however The outside Spaces that are The best part of The House. Sitting on The patio sipping Wine while enjoying The view is a treat. The pool has a perfect size and was a Great escape from The 36 degrees we experienced

The home was beautiful, spacious, well decorated, and clean, and the views were stunning. Nearly everything was perfect. However, please be aware that the owner of the Villa not only lives on the property, but also lives in the same house as the guests (on the ground floor with a separate entrance). This is against policy. I specifically asked the property management company (who are considered “super hosts”) if we have a private Villa or if the owner lives there, and was assured the villa was completely private and completely ours. I originally questioned the management company because I found the same villa listed on a competitive vacation rental site, which indicated the owner lived in the villa. Imagine my surprise and confusion when it was not listed as such on this site!
There was no incident, and the owner was kind and left us complete privacy, but the listing was inaccurate and dishonest. I traveled with three young children and was not comfortable with a stranger sharing a house with us. I absolutely would have cancelled had I not been reassured by the property management company that the villa was private. So while everything about the house was lovely, I am very disappointed in the dishonesty of the management company.
