About this cottage rental
Located in the Rio Vista neighborhood, there is a gated private community park with direct access to the Rainbow River. Park has picnic tables, pavilions, grills, bathrooms, volleyball net and a boat ramp. Bring your boat, right in the middle of the Rainbow River. Great place to relax, so peaceful.
Just 5 minute walk to the ramp or grab the golf cart and cruise down for quick swim. Free access to Kayaks, paddle boards, with a whistle and life jackets supplied with your stay.

Two Bedrooms, two baths with a huge fenced in back yard to lounge by the fire pit in the evening. Patio is screened in for additional enjoyment. Winn Dixie is 5 minutes up the road.

No Smoking, no parties, no pets, no events and no additional guests that aren’t on the reservation.

No smoking, no pets and no parties please . And please only use the golf cart in the neighborhood to and from the boat ramp, or cruise around the neighborhood. No additional guest allowed on the property or at the park that are not on the reservation, This is due to insurance and HOA rules. All guests must be added to the reservation, $20 per person per night with a minimum 2 night stay. If it is observed that these guidelines are not followed, you will be asked to leave and forfeit your stay.
Please note we have AI security cameras on site and fully compliant with local privacy laws. Reports are sent to the security company and reviewed. If it is noted that you have additional guests, are smoking or are breaking our house rules you will be asked to correct this or asked to leave, no exceptions, no refunds and you will forfeit your entire stay. Please note that if you show up with unregistered guests not on the reservation there will be a $40 penalty fee on top of the nightly rate. There is no exceptions. This is clearly stated in our house rules about additional guests.
We strive to give our guests a great experience and additional guests on the reservation are an additional cost for a minimum stay for use of the property and any amenities.
We have posted rules around the property to assist you in understanding how we like to have things maintained and keep the wear tear minimal also for your enjoyment and safety.

I definitely recommend reading the whole welcome folder that the owner had available upon arrival. I missed some of the activities that we could have done until the last night we were there. That was totally on me though because the info was there, I just didn't see it soon enough. The amenities were excellent, community excellent and we really had a great time. Already planning a return trip in the future.

This is such a great property if you're a small family, or possibly three-four friends traveling. One bedroom has the private bath on one side of the home. The second bedroom has two beds on the other side of the house. The second bedroom has a gaming console in it and dresser drawers full of movies and games, which I can see coming in handy as we hit rainy season. River access is so fast and easy, especially with the use of Chaz's golf cart. You can load up the boat trailer with kayaks and SUPs, paddles, and life vests. A quick turn of the corner, and you're at the Rio Vista park, where you will find very friendly locals and other visitors. I have only gone kayaking with my husband, but felt comfortable enough here to try my own solo kayak. I used the smaller orange one, which felt very stable to me and tracked well when I stopped paddling. Easy to go upstream first and then let the river do the work to bring you back down. Love being able to see the otters up close. There's a sandhill crane pair that comes back to the little marshy area each evening at the Rio Vista park. If you are a photographer, you will love this. We would go out in the morning, come back, get a late lunch in the 3:00 hour, come back, and head back out in the 4:30 - 5:00 hour. Came back off river around 8 each night. Comfy beds to collapse into when we were done. Appreciate all the info Chaz provides his guests. It's evident he wants visitors to enjoy their time here.

We had a fantastic day at Chad‘s Diver’s Inn. The location couldn’t have been better - close to local parks and attractions, which made it easy to explore and enjoy everything. The area has to offer. We especially appreciated the generous extras like the kayaks and golf cart, which really elevated the experience and made getting around both fun and convenient. The home itself was spotless and clearly well cared for, which made settling in effortless. The kitchen was fully stocked, which made meals at home more comfortable. Chad was a true 5-star Superhost - friendly, responsive, and on top of every detail, including Park passes, and restaurant suggestions. Communication was smooth from start to finish, and we always felt well taken care of. Check in and check out was a breeze! We thoroughly enjoyed our time here and will absolutely be returning in the future. Highly recommend!

Pro's and con's to staying here. We stayed 2 weeks. Pro's include a clean and comfortable home. Well stocked kitchen. The real bonus for us was the dark and quiet neighborhood after hours. The golf cart was nice for commuting to and from the Rio Vista riverside park but we mostly just used our bikes. The riverside park access was the saving grace for us. Without that piece of refreshing green space, there wasn't much else to enjoy for outdoor enthusiasts like ourselves. Con's: No bike trail access. We discovered a 2-track through the woods that eventually connected with the Dunnellon bike trail 2 miles away. This has no direct correlation to the rental but just a note worth considering. Inside had no bedside tables for small items like a clock, phone, water bottle etc. Mattress covers were plastic and impossibly hot to sleep on for us non-bed wetters. Internet was weak and progressively worsened by the weekend. Chaz responded to our informing him of that but we had already moved on to other forms of entertainment. The real turn off was this. About 3 days into our stay a friend from a nearby town came to visit for a couple of hours so we could plan an outing together. Within minutes of their arrival we were emailed that property management had noticed we had an unregistered guest on the property. No mention in booking that we needed to inform mgmt that we might have visiting guests. We felt like we were under constant surveillance our entire stay.
