Welcome to this 2-bedroom, 1-bath, 1-story, 900 sq. ft. upper rear unit of a 2-unit complex. The first unit in this complex (NB-420A) is on the beach/boardwalk. This unit has a separate private entrance, so it can be rented separately, or with the front unit (see NB-420AB) or call our Reservations Team for details. SLP13355 10% TOT 3 Night MInimum


This home has its own sweeping ocean view balcony that is equipped with a table and chairs for al fresco dining and a barbecue for when you need meal making to be easy.


The great room sports a beach chic living room with lots of comfortable seating, a wall-mounted flat screen TV, and slider access to the balcony - so indoor/outdoor living is really easy here.


The kitchen, has a breakfast bar with high-top stools for great ocean views. Right next to it is an inside dining area for 4, so everyone can eat together inside if desired. Note that there is only a convection oven in the kitchen, not a regular oven and there is no dishwasher.


There are 2 bedrooms - one with a queen bed and the 2nd with 2 twin beds, so this home comfortably sleeps 4 in beds. There is one full bath with a walk-in shower. All bed and bathrooms are furnished with a plentiful supply of premiere linens to ensure you are always comfortable.


Additional amenities include 1 car parking space in the garage on the right. The garage is from the 1960’s so it is neither tiny nor huge. Additional street parking is also available. There is also WIFI and cable and a washer and dryer in the garage that you may use.


This simple, but very adequate home, or combination of homes, will make a great home base to return to after your day’s adventures. And you may very likely create some memories that will last a lifetime.

Newport Beach is a coveted vacation location along the Southern California coastline. It, and the surrounding Balboa Peninsula, have a huge variety of land and sea-based activities for you to enjoy.


Here you are about half-way between the greater Los Angeles and San Diego areas, so it easy to take a day trip to enjoy the many world-class attractions in these areas.

This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties.     The good: great location just steps from the sand, the unit is a second story unit with good ocean views with a nice but small patio for bbq’ing and watching the waves. Pricing felt like a reasonable value compared to other close-by properties.The just ok: the listing could do a better job of explaining that the overall property is shared, with other short-term rental tenants having the lower level while this unit sits upstairs. So it is certainly is not as private and you hear everything going on downstairs. You also share the very small washer/dryer with that tenant and share a small garage - if they have a big vehicle it is very difficult to get two cars in there. The unit itself is small but cozy. It could use an upgrade in terms of decor and furnishings.The bad - there is no oven and the kitchen is very sparsely stocked if you plan on doing any cooking. No dishwasher and not even anything to help dry the dishes. Very sparse in terms of towels, bedding and any extra amenities to make you feel comfortable. No air conditioning is fine, as there are fans and it is comfortable with the windows open. At the same time the unit is in a very busy area and you will hear people and loud vehicles at all times of the day or night. The internet was spotty.Overall - if you are looking for a place right on the beach that doesn’t break the bank and is at least very clean, this is your spot! It’s really too small for any more than 2-3 people and does not feel very private.

    The property is fine. You're upstairs so be prepared to lift bags, it is a shared property so there is a second unit on ground level.The good"You stay here for the view and proximity, not the amenities. Absolutely perfect views of the water; from both inside the kitchen and living room as well as on the upper deck which has a good sized table. Just a truly perfect view Walking distance from several restaurants, easy driving distance to shopping and local attractions like balboa Island and fun zone.Super clean. While parking is a tight space, having it is such a game changer The bad: No air conditioner (could be a problem during a heat wave but we're from Arizona so it being 71was fine for us lol). No oven (slightly inconvenient but clearly not a deal breaker). Tiny closets so be prepared to need to use the dresser. Bring earplugs; with having to keep windows open at night you hear Street noise and the beds being wooden aka squeaky you'll want some ear buffers.

    Great location, steps from the beach with an ocean view balcony. Needs a good deep cleaning. Baseboards, blinds were discussing (boogers on the blinds in kitchen) and carpets need cleaning. But everything else was clean.
