About this house rental
Our 2-bedroom barn loft is located on the 2nd floor of our barn - directly above our horse stalls & chicken coop. Wake up to the country sounds of goats, horses, chickens & peacocks!
The balcony in the master bedroom looks down directly into their pens. Great place for a morning coffee.
Full kitchen, shuffleboard game, giant walk-in shower, and private patio & firepit area.
The Tipsy Toad Retreat is a private retreat located on a 160 acre working cattle ranch with cattle, donkeys, horses, goats, chickens, guinea fowl, & 2 peacocks.
We have a 2-bedroom Loft and 4 Themed Cabanas that overlook a recreational pond for fishing, swimming, paddleboarding or just relaxing! The pond is stocked with Bass, Catfish, Sunfish & Crappie.
Outside amenities include a large swimming pool, hot tub, outdoor kitchen, grills, 3 campfire pits, walking trails, & a 9-basket DISC GOLF course.
Great Country Escape! Kick back and relax while you enjoy the peaceful ranch life!
This is a Private Retreat, so only registered guests staying in our 2-bedroom loft or 4 themed cabanas will have access. There is a keyed entry gate to enter the property.
Guests have shared access to: Outdoor Kitchen, Pond, boats, dock, gazebo, pool & hot tub area, walking trails, & 9-basket Disc Golf course.
Events with extra guests are not allowed unless you reserve our event building or have the whole property reserved.
We live in main house on property next to pool. We will try to give you as much privacy as you need but we will be on property or working in yard or fields.
We are off County Road 4781 South of Boyd in Wise County!

We are definitely in the country and away from traffic. The only roadblocks may be a local farmer on a tractor or some livestock crossing the roads.
Roads are all paved - even driveway so easy for motorcycles. Watch for deer at dusk & dawn especially!
Make sure all guests are listed on your booking. Use of property is for REGISTERED GUESTS ONLY.
Early check-in and/or Late Check-out, when available, may be requested for an additional fee of $20.
If you have small children, they must be supervised at all times because of the deep pond, pool & Livestock pens! Infants & toddlers are NOT ALLOWED in the pond. The pond water is from rain & runoff and IS NOT FILTERED OR TREATED. We keep it aerated & as clean as possible but water should not be swallowed.
The POND is stocked with fish! We have Catfish, Bass, Sunfish, Crappie, & Perch. We also have a few turtles and an occasional snake. Usually just harmless water snakes are seen but since we are in rural Texas there could be Water Moccasins or Copperheads lurking around. Always be aware of your surroundings and stay where we have cleaned/mowed.
We have several life jackets for you to use free of charge ranging from Youth Small to Adult. Young children MUST wear them if they are near the pond. Texas Law states 13 & under must wear life jackets while on a boat. Remind others in your group to bring life jackets and swim diapers for infants/toddlers.
Outside areas are shared. Please be respectful of the other guests.
We have an ice machine. Ice is $2 per bag. No GLASS in the pool or pond area - cans only or bring thermal cups.
Our gift shop offers a variety of items including T-shirts, cups, paper plates, napkins, diapers, and other small essentials. We encourage you to visit and explore our selection. For those interested in fishing, please bring your own rods, tackle, and bait.
We provide coffee, coffee supplies, linens, bath towels, beach towels, shampoo, conditioner, soap, and each room has a hair dryer.
We provide charcoal, wood pellets, and propane for the grills. Additionally, there is sufficient firewood available for all the firepits. The outdoor kitchen is equipped with two smokers, with the larger one capable of holding six briskets. There is also a wood pellet grill, a smooth top griddle, and two side burners.
I use Instacart and Costco for grocery delivery, which saves time. Mr. Jim`s Pizza in Boyd and Uber Eats also deliver here. The nearest grocery stores are in Azle, Boyd, or Springtown, and Dollar General is just 2.5 miles away. The closest liquor stores are in Boyd or Briar.
This is a working ranch. Please stay out of the pens and pastures where the horses and cows are kept. We have a stocked pond for fishing and recreation.
REGISTERED GUESTS ONLY on the property. If you want to have a party or reunion, please ask us about our EVENT Pricing. For Insurance Reasons we will have to charge Event Insurance as well as a Property Rental Fee depending on your needs.
When you book this property, you will be responsible for any guests that you bring with you. Because of the inherent risks of being around a pond or pool, you will be required to sign AN UNCONDITIONAL WAIVER, RELEASE, AND INDEMNIFICATION AGREEMENT prior to arrival. NO SMOKING in any of the buildings. Dispose of BUTTS properly… do not throw on the ground.
Guests must be 25 or older to reserve the loft. No guests under 18 unless accompanied by a guardian or parent. No one under the age of 21 may consume alcohol on the property.

Under no circumstance should fish hooks or lures be left laying unguarded! We have dogs that would be attracted to the smell of bait and it would be disastrous if an animal were to swallow a hook. Also, it is a swimming pond and no one wants to step on a hook.
There are NO LIFEGUARDS on the property. Our stock pond is 20 feet deep off the dock and it gets deep very fast around the edges.
The free roaming guinea fowl are here for a purpose. They eat all sorts of bugs & even keep snakes away! Please do not chase them. They have several nests and you may even see some with babies following along behind. They can be very loud when spooked or threatened which is why they are also great intruder alarms.
ADULTS ONLY in pool area after 8pm. Pool area is closed at 11pm – 7am.
QUIET TIME after 10pm - Please turn down loud music outside after 10pm so you are not disturbing our other guests or neighbors.
Please let all other guests in your group be aware of the rules as well. If you have any other questions, please let us know.

We hosted our wedding here and we’re able to fit our whole wedding party comfortably. The hosts are so welcoming and helpful, quick to help with anything needed, and so sweet. Our party agrees, we will all be back!

I reserved the location because all came from the country. Was so excited for the new Cabanas and having so many activities for us to do and since we rented the entire place we decided it would be a great place for my Sister to get married at the retreat 💕. Everything was a hit. The host are fabulous. You will definitely will not be disappointed with there hospitality, the amenities and property

We had a family reunion this past weekend at the Tipsy Toad. Our group ranged in ages from 1 to young looking seniors. Everyone had a great time and enjoyed our stay. Honestly, we were worried that it would be too hot outside to do much, but we were outside a lot. We had plenty of shade and just enough wind to keep us comfortable.
The pond has a lot of fish in it and there was a lot of catching going on. The two-story deck over the pond was nice for the older ones to jump from a bouncy diving board. A competition was supposed to happen, but it may have been all talk! However, in the swimming pool, there was a fierce volleyball competition. We even had a line judge and a net judge. The net judge may or may not have moved the net at times.
The sleeping accommodations were great. Beds and pillows were top of the line. Each room has its own air conditioner and ceiling fan. We were very comfortable. The covered deck off the loft was used a lot in both the mornings and the afternoons.
The showers are huge!
Our family was the first family to stay in the Cabanas. The ones that stayed in those rooms were very happy with their accommodations.
We didn’t get to sit around the fire pit except on the first night. That was a great time to catch up with family. We didn’t have time to enjoy all the outdoor areas or play any of the yard games.
The hosts were fantastic, and they have anticipated all your needs. They have created a great place to be enjoyed by your group.

I reserved the location because all came from the country.
