About this villa rental
Let us start by saying the location of Casa Mantarraya is extraordinary, just a 25 minute drive from Cancun airport in a very nice & safe neighborhood North of the lovely town of Puerto Morelos. You will be thrilled by the final 2km road that seems to take you into the deep Mayan jungle.
Actually, it is just a few minutes drive to downtown for groceries, shopping, breakfast, lunch and dinner. Perfect for Family & Friends vacations.
With its iconic lighthouse, Puerto Morelos is one of the oldest communities on Mexico’s Caribbean coast. Today, the town is known for its National Marine Park, which is part of the 2nd. largest barrier reef in the world.
All visitors appreciate the beauty of the sea and the friendliness of the community. Halfway between Cancún and Playa del Carmen, Puerto Morelos retains its quiet, small-town feel despite the building boom north and south of town.
Our four level condo has lots of room to spread out. Minimalist decor. Fine furniture. Oriental rugs. Is ideally prepared for groups of up to 6 people, being adults or children.
The three bedrooms and bathrooms are spacious and everything is always clean and well cared for with walk in closets. Every bedroom is facing the ocean with its own balcony and inviting hammocks and chairs. Bathroom ammenities at arrival.
Big TV screen & Hi-fi available for guest use. The Internet works well throughout the house and outside the villa as well.
Air conditioned on all bedrooms and quiet ventilators on living room, dinning room and kitchen.
The kitchen and dinning room are fully equipped with everything you need and we can make arrangements for a cook to come on a regular basis at a really attractive price.
Welcome groceries & soft drinks.
Roof top is awesome for evening gatherings. Fantastic views for sunrise & sunset watching toward the splendid mangrove and Caribbean Sea. The nice Jacuzzi is an alternative cooling and swimming spot. Big round stone table perfect for afternoon barbecues or drinks.
Lots of relaxing lounge areas with the peace and soft background sound of the ocean in front of you.
The six unit community has a great swimming pool, elevated sand garden with sunbeds, hammocks and direct access to a private beach.
Blooming plants and palm trees at the main entrance and through the common areas.

Leo, our man in charge of local maintenance, with fairly reasonable understanding of English, is almost always around on the premises during daytime.
Very friendly, English speaking neighbours.
A small boutique hotel offers lunch and breakfast services at walking distance with typical local cuisine.
A wonderful getaway for couples with lots of activities including sports, museums, beach clubs, all kinds of restaurants and is perfectly located for day trips to Colonial towns like Valladolid and Izamal. One of the best possible locations for enthusiasts of archeological sites and natural reserves. Trendy atmosphere Tulum is just 100km South of Puerto Morelos.
Is important to know that sargassum can accumulate at some times of the year on beaches depending on sea currents and high temperatures. It must be noted that this is a healthy and normal symptom and by no means dangerous, although a bit smelly during the summer. Fortunately, all beaches in Mexico are public at the seafront and it's quite easy to walk five or ten minutes North or South to any of the beaches cared for by the resorts where they usually clear the seagrass every day. Another great option during the hot season is exploring some of the many cenotes in the area or take a very enjoyable boat trip to Isla Mujeres or Cozumel where some of the beaches remain clean throughout the year.
Laundry, pharmacy, bank, car rental and supermarket can be found a few minutes away down the main road.

Cancún is quite close, offering shopping malls, hospitals and an exiting nightlife.
World renowned Xcaret, Xplor, and Xoximilco theme parks are 20/45 minute drive from the property. Not to be missed Cirque de Solei permanent venue is located just 20km away.

Had a nice week at this condo. It was huge and spacious for 2 couples. The main floor has ceiling fans but no ac. You just keep the windows open and feel the ocean breezes. The bedrooms have ac. The rooftop is the real highlight of this place. It has incredible views! You can watch both sunrises and sunsets from it. Unfortunately we stayed there when there were huge winds and tons of seaweed. So bad that we only got to swim in the ocean twice. The road to the unit is a winding dirt road with potholes. Susan, the property manager was great to work with. Very responsive. It’s a 15 minute drive to Puerto Morelos where there’s great restaurants. The beach is probably very nice when the seaweed is gone but you can’t walk very far on the beach.

The house was great, and Suzy the Property Manager was the best we have ever encountered. She was wonderful and very helpful, which made checking in and out easy and stress free. It is a large condo with a beautiful rooftop deck and plenty of room to spread out. The bedrooms are comfortable and each has its own bathroom. There is a half bath on the roof which is convenient because there are a lot of stairs going up there. You will need to have a car because it is quite a ways from town. There is a taxi stand about a 15 minute walk away but the taxis are $15 to town. There are no restaurants or bars within walking distance of the condo. It's in an area of all-inclusive hotels.
Although the pool is shared with other condos, we were usually the only people there. My one suggestion is to have more plastic cups for use at the pool. The beach had a lot of sargassum grass but that's a cyclical problem and may not last long. It was a good value.

This is a lovely place off the beaten path near a lovely town. The apartment is very spacious. It is steps to the beach. As is the case all over the Yukatan coast the past few years, there is a lot of Sargasso in the water. That makes the beaches less swimmable, but still very nice. Fortunately the condo has a very nice pool for swimming. There is a lovely sea breeze, making A/C unnecessary most of the time, but units are in the bedrooms for a comfortable sleep. The beds and the bathrooms are all nice and large. The kitchen is well equipped and there are several large grocery stores nearby, as well as plenty of restaurants. Puerto Morelos is a friendly town. We enjoyed walking around and took a great snorkeling tour out to the reef, which is only a few hundred yards off the beach. If you’re adventurous and looking for a nice place to enjoy Mexico without all the glitz of a resort, this is it. I’ll be going back.
