Built in 1776, this Georgian cottage showcases features including painted stone walls, beamed ceilings, exposed wood door frames, and a bare brick wall, seamlessly curated with contemporary furniture and styling. The well-equipped kitchen boasts a Nespresso coffee machine and a delightful breakfast bar; perfect for gathering together to plan the day ahead over a cup of coffee. A cosy open fire fills the inviting sitting room with additional warmth and ambient light on chillier evenings. Nestle in after a day spent exploring and revel in contentment as you watch a film on the Smart television enabled for Freeview, BBC iPlayer, Netflix, and Amazon Prime. A light, bright dining room provides seating for six guests around a farmhouse table that enjoys views of the garden. The ideal social space for partaking of good food, conversation, and games, as lasting holiday memories are made. French doors open out to the courtyard garden, inviting the outside in on warm, sunny days. Upstairs, three beautiful bedroom are presented. The sumptuous master bedroom hosts a king-size bed, with the added extra of access to a private south-facing balcony where a bistro table beckons. A further king-size bed is offered by bedroom two, with twin beds, that can be made into a king-size bed on request, available in bedroom three. All rooms have been decorated in neutral colours with beds dressed in fine linens, guaranteeing guests will experience deep, restorative sleep. These rooms are served by a good-sized family shower room. Outside, guests can unwind in the courtyard garden where fragrant and vibrant country garden plants flourish. With garden furniture provided, it will be impossible to resist dining al fresco. Being fully-enclosed, this is a safe space for dogs to roam. Private off road parking for one car is available.

Docking is a pretty village with excellent local amenities, and makes a the perfect base for guests who wish to get out and about to explore coastal and rural Norfolk. Just ten minutes drive from the expansive and awe-inspiring beach of Brancaster, Ivy Cottage is also within easy reach of the beaches at Holkham and Wells-next-the-Sea, as well as the nature reserves of RSPB TItchwell, RSPB Snettisham and NWT Holme Dunes. Country houses are in abundance with HM The King's Sandringham Estate, Houghton Hall and Holkham Hall nearby. Enjoy miles of lovely quiet country walks along the Peddars Way and the North Norfolk Coastal path. Foodies are truly spoilt for choice with so many quality restaurants, pubs, cafes and delis along the coast and inland.
