The location was great, very close to the city and there are local shops which are very handy, the street was quiet and we had no problem parking. There are plenty of things like pans and utensils in the kitchen, so it was easy to cook meals. It was nice to have a dining table in the kitchen. We were provided plenty of towels, and there were extra pillows if we needed them, which all smelled freshly laundered. There were toilet rolls, soap, and cleaning supplies. In the kitchen, there was sugar, tea and coffee, bin bags, and even tin foil and cling film, which was really handy, probably left by previous guests. Both rooms had double beds, and I believe the sofa could be converted into a bed also. The bathroom had everything we needed. We really appreciate the smart TV and WiFi. I contacted the owner about an issue, he was very polite and helpful, and the issue was corrected quickly with no inconvenience to our stay.

We stayed for 6 nights, so maybe we were a little picky about things because we spent a lot of time there, but I believe in being honest in reviews, and I'm sure all of these issues will be easily rectified. Although the property was clean and smelled clean when we arrived, it was only 'for show' clean, every door handle, switch in the property is dirty, there are cobwebs, and the doors are all dusty and dirty, the skirting boards are scuffed up and most of them are also dusty. The kitchen cupboards all need a good wipe down and inside some of them are dirty, I pulled dirty pans and crockery out of the cupboards, I washed everything before I used it. We found rubbish and a packet of crisps under the sofa (my son had dropped some lego and discovered these) The bannister is dirty and also very loose. The stairs are steep and narrow, which wouldn't be a problem if the bannister was properly secured. It really isn't safe. Avoid this property if you have mobility issues. Most of the furniture is tired and, in my opinion, needs replacing. The wardrobe has a door hanging off, the mattresses are smaller than the bed bases, and the sofa/sofa bed is very uncomfortable to sit on. I expect it's worse to sleep on. The extension lead and plug situation in the bedroom wasn't ideal. 2 extensions may be better, so you could have a lamp on and charge your phone. Maybe a furniture rearrange would help in some of the rooms. There is a chaise in the living room for seating, which isn't ideal at all. Seating should be comfortable, and you should be able to relax on it. The seating in this property is really no good, the floors are laminate so the seating slides, and you can't really relax, we brought the throw pillows and blankets downstairs from the bedrooms to help, it didn't really make much difference. My partner and I found the beds really soft.

2nd time I've hired this property so obviously ideal for a trip with everything we needed close by

The place is run down a little. Old fashion. It needs some effort to freshen up.

Easy parking, easy to find, comfortable

No frills, basic accommodation, no basic condiments in the kitchen, carpets felt thin (no underlay?) and wobbly handrail on the stairs make it not quite a top score.

The hot water wasn’t working (and was only fixed at 10.15pm), the radiators had leaked so the carpets were wet, the property was dirty (dirty cups and shoes left out in the living room from previous tenants), the bannister was close to falling off (making it a safety hazard). When I raised the hot water and damp carpets issues with the hosts and asked for compensation, they didn’t respond.

it was perfect for what I wanted. I was visiting the city for football and it was just a great place near the stadium.

A very pleasant stay, away from the centre but close enough to make it easy to get there. Note that the main entrance (and lock box) is "round the back" from the address as given on Booking.com.
