The house was clean. The location was good.
Access to "parking space" required climbing a kerb (we parked on the road). The house was cold (16 degrees) and changing the temperature on the thermostat only increased the house temperature by one degree.

Very close to the NEC and adequate parking.
The central heating wasn’t very warm but it’s like the Bahamas in my own house. The other guests thought it was perfect.

Location was excellent for the NEC. Lovely clean house and facilities.
The numbering in the door outside wasn't clear when we arrived. Maybe make it bigger and bolder?. The toilet door handle was broken but the lock worked.

Host was polite, sofas were comfortable. Uber from the house to the NEC was only 7 pounds. 5 min walk from a local convenience store.
1. We booked for 7 guests but the house was only set up for 6, so we had to pull the extra bed (single mattress on a rolling frame) out from underneath one of the other beds, and go find our own extra towels and pillows etc in the airing cupboard that was locked for some reason. A lot of faffing about we didn't want since we left our event at the NEC late in the day.
2. Two of the 'beds' are basically just mattresses on the floor. There was only 4 actual beds. Might as well throw another mattress in the kitchen and say the house sleeps 8.
3. Two of the bedrooms and the bathroom were pretty run down, paint missing from sections of the wall, very clear wear and tear, Not dirty but clearly needing a bit of love.
4. We were missing a duvet. The host told us there was another spare one underneath another bed, but we opened every drawer under every bed and no extra duvet was to be found.
5. The bed I slept in was incredibly hard, like an old mattress with little padding left.
6. There was only one roll of toilet paper in the bathroom
Some of these are minor points but we stayed in a house only a few streets away last year for an event at the NEC for the same price and it was better maintained, had more actual beds, had more amenities and toiletries etc. Unless you have no other choice there are better properties and hotels in the area for the same price.
