Low cost, the room was clean and warm, the owner (pub landlady) was very friendly and the quality of the food in the pub was good both in the evening and breakfast (full) £85 for 3 starters and 2 main meals, with 7 pints & a tonic, and £14 for 2 cooked breakfasts. Room suitable for a couple and NON reactive small dogs, great woodland walk opposite even in the rain!
Didn't know how to collect the keys, text and called the number provided on the booking, went into the pub in the end but it wasn't clear the accommodation was run by the pub. We were in the middle of a block of 3 on suite rooms (twin), with 2 dogs. The walls are paper thin, could hear TV one-side until 1am and word for word the conversation of the couple staying there, followed by the snoring most of the night when the TV eventually was switched off, and could also hear the conversation on the 2nd night in the other room, VERY noisy heating pipes banging until the early hours when the heating went on or off. We stayed for 2 nights to visit Durham but unfortunately didn't get much sleep.

Comfortable bed. Unexpected fridge, microwave & toaster was a nice touch. Great breakfast and very hospitable hosts.

Breakfast was not included but we had to leave early so was mot an issue. Dinner in the Royal Oak who own the Stables was excellent, freshly cooked with an excellent variety 😋 very dog friendly with very good walking just over the road.
Had just redone the bathroom in our stable and hot water wasn't working that morning but boil a kettle no worries x

The room we had was nice. The location was pretty good too. Breakfast was exceptionally good. The staff were wonderful and friendly, too!
Parking could have been a problem if the road had been full.
Our friends' room wasn't quite as nice as ours a few snags...just needed finishing off to the same standard.

Staff were lovely and the rooms are very well kitted out! Loved that crockery and cutlery were provided and the washing up stuff provided was great. Shower was good, location was good. Breakfast was lovely and at a very good price.
Would have been very high rated and a return visit for us if it wasn't for the damp in the room. Carpet was soaking wet in places around the bed and we couldn't tell why. Bad enough that it soaked through our socks when stepping through. Because of it the room also smelled strongly of damp despite the window being open throughout our stay. We reported it to the staff after the first night and they did go in the room while we were out for the day (bins were changed) but carpet was still soaking wet when we went back that night so nothing was done. By the end of our stay we both started to feel a bit chesty. Disappointing really as it was a very nice stay otherwise.

The distance to Durham.
The sheds which were a disappointment. They were a real shock on arrival. We were moved to a room inside above the pub. The bathroom was nice but the room carpet was stained, wardrobe plinth fell off and the curtains need looking at. Outside the room was a disused bookshelf with dust and stuff on it. The place was very disappointing as had chosen it for the reviews. Staff very nice though.

Amazing accommodation. We were highly delighted. Beautiful flower displays everywhere. So many thoughtful things in the room. Microwave fridge with freezer compartment and toaster in each of the stable rooms along with plates, bowls and cuttlery. A washing up bowl, cloth, tea towel and wash up liquid was supplied. There was lots of surfaces to utilise, coat hooks. Tea and coffee making facilities. Iron and ironing board, additional table to fold out and all fully carpeted. The beds were super comfy. Plenty of hot water and a good flow in the shower. We had meals at the hotel most nights. There was fresh vegetables available, which is almost unheard of. Superb home cooked food. Great choice of meals and fantastic prices. Breakfast was only 5 pounds and consisted of cooked breakfast along with cereal, and continental extras. A total bargain. Again all highly recommended. We visited Beamish, locomotion, railway museum and the north east land sea and air museum, which accepts dogs. The moors or coast are only a short drive away. The hosts are lovely people and we would like to thank them for such an enjoyable stay.

The property was great value for money. It was clean & tidy. It was a stones throw away from pub The Royal Oak which served fantastic fresh home cooked meals. The portions were a very good size and the prices were even better. All meals tried were hot and very tasty. The bar had several locals in who were all very pleasant and made you feel welcome. We stayed here for 2 nights and visited beamish museum over 2 days. It was an easy drive to the museum. Chosen for the fab food reviews and we weren’t let down.
There isn’t much around the property but as a base was excellent value for money.

Breakfast was brilliant in the Royal Oak and the evening meal superb, great value for money, the young Chef was Dylan and he has a real flare. Location was superb, across the road a fab woodland walk and with our dog, perfect.
Need hooks on the en-suite door for clothes etc and an additional shelf in there would be very useful

Poor water pressure on shower & toilet. Shower temperature difficult to regulate. ?sink blocked - took ages to drain away. Bathroom fan permanently on & creaking/knocking noises from pipes/walls throughout night made restless sleep!

Rooms warm and cozy, immaculately clean , everything you need in side fridge microwave kettle . Staff make you feel really welcome and comfortable, pub next door does excellent home cooked food and very reasonable prices also do breakfast . Rooms and pub all dog friendly with lovely walks round to take the dogs , only downfall as a frequent visitor of the town is they rooms sell out fast

Great room with everything we needed. Bonus of microwave, fridge and toaster. Hosts are very welcoming and friendly. Breakfast has to be the be the best value breakfast in the country. We love it here. Pub is cosy and characteristic and welcoming. Food was great. Our perfect go to when up north.
