Xmas break

Communication from the host was great, she answered any Q's I had, no matter how daft. The location was perfect and the folder full of useful info regarding walks, heating, instructions etc was brilliant. The prosecco waiting for us was a lovely touch as were the tea, sugar and coffee (we have stayed in many places where it wasn't provided)

We really struggled to use the TV! We could either get sound and no picture or vice versa. Maybe instructions in the folder would be beneficial to those who aren't very tech savvy like us. The red knives in the kitchen weren't very sharp either! - these are literally the only two faults we could find and they in no means take away from an excellent visit

Lovely place perfect for large families

The house is surprisingly spacious. With plenty of room to relax. Comfortable and peaceful.

The fire in the living room is dependent on a remote control but the batteries are dead. Had to take replacements out the TV remote. Shower in the upstairs bathroom is unusable due sloped roof and nowhere to hook the shower which is at the lowest part of the roof. About 2 foot from floor level.

We had a wonderful stay in this spacious home in Devon. It had such a warm, welcoming feel — it truly felt like a home rather than just a place to stay. The location was great too, making it easy to explore the area and enjoy everything Devon has to offer. We’d happily stay here again!

Beautiful location but decor lets the house down

The location was excellent for travelling around. House was spacious with a good garden for the dog

Some of the furnishings were poor and need replacing. Both double beds were uncomfortable with one squeaking every time someone turned over. Armchair in small living room is really in need of being replaced as could be dangerous if the springs come out

Dog friendly garden, clean and great family space. Kitchen was well designed and the two living rooms provided great space for a big family. Close to beach and lovey sights of Cornwall. Quiet area and safe parking.

The downstairs bed was difficult to get out of and soft, low. The living room fire didn’t heat the living room looked lovely but the central heating was sufficient to heat. Dishwasher wasn’t working we were informed before arrival.

The owners emails were very friendly and welcoming. A very spacious house and well equipped plus enclosed garden for the dog Appropriately a mile from the cottage were numerous lovely walks and it was only 5 mins drive from a beautiful beach. Ideal for a family

Some areas need attention. The pillows on the bed on the ground floor were very flat and the mattress a bit soft on the metal frame. The numerous cushions in the TV room were old with little filling.

It is a comfortable, quiet house that served our needs well.

Yana was good with her communications. Location was good for what we needed to do. Property was easy to find. There are frequent buses along the main road which is barely two minutes walk from the house.

There is no heating in the downstairs loo which means it can get a bit cold in there in colder weather. That said, other loos are available.

Nice quiet location, great for dog walking. Garden is lovely just a shame we didn’t get to use it much due to poor weather.spacious bedrooms and bus stop at bottom of the road which made it easy to visit all surrounding areas.

The location was perfect for exploring locally. Very quiet residential area. Plenty of parking, garden and space excellent for group and dogs. Great having doors can shut dogs away. Kitchen space excellent, sofas comfortable etc. Great to have board games, space to spread out etc.

Beds slightly lumpy.... So tired by end of the day didn't matter much! Shower in down stairs didn't drain properly, bathroom up stairs very compact but all did the job. Couldn't figure out dvd part of TV, probably us! Added bonus if an heated rail to dry things on when wet like has been so far this summer!! Minor added bonus if above tweaked but generally would recommend place.

The house was very family friendly and spacious. It was well placed for beaches, pubs and attractions. We had a lovely time with family here. Our son in law enjoyed playing the piano.

The piano was in much better condition than anticipated - for a group of musicians, this was a plus. Spacious kitchen with an extra-large stove! Huge amount of garden space.

Good stay, but bathrooms need improvement

- Great location close to Clovelly and within 3 hours of the furthest place in Cornwall. - Kitchen and lounges are fully equipped to entertain and also have a good chat with friends. - Dog friendly and has a good-sized garden to have a play. - Parking large enough for 2 cars.

- Bathrooms were horrible, especially the ground floor one which was a wardrobe sized one. Cracks and black mold everywhere. The shower cubicle is tiny and had literally no water pressure, making it feel like you're showering under a tap. - Beds need a bit more cleaning as we noticed hair under the covers.

Sweet house in a quiet, lovely location....

Very spacious house, with two sitting rooms, a proper kitchen, downstairs bedroom with ensuite- and a lovely little gem of a garden! The walks around are beautiful- we all loved the beach and pubs at Instow. Great deli there too... Ours doggies needed a holiday when they got home from so much zooming on those lovely beaches!

The bathrooms, though a bit small, are nonetheless perfectly functional! Tall people beware! There is a small, overlooked area of private garden, which, with a wee bit of attention, could be another sweet spot to sit out with a book or drink... Otherwise- fantastic!

It met our needs for stay

Property needed some more refurbishment but kitchen fine. En Suites/bathrooms somewhat dated and tight on space. Extractor fan in downstairs ensuite didn't work, window didn't fully close. Changed to sleep in another room as bed not satisfactory.
