Very cosy & has everything you might need for a couple of nights or even a fortnight (including salt, pepper, condiments, coffee, teabags, sugar etc, plus a washing machine). A very quiet location with the centre of Hay just a short walk up a quiet lane past a beautiful church.
Nothing really: The towel rail has a small green ‘on’ switch on its underside that I missed at first, but that’s my fault for not looking through the user guides.

Excellent host, very accommodating. Had lovely coffee and the place was spotless . Such good value for money. Can not fault a thing. Nice place around the corner for eating out for breakfast too. Absolutely gem of a find!

The whole flat is set out in a comfortable, orderly fashion. Provided in the kitchen were basics like milk, biscuits, tea, coffee. There was hot water on demand, so showering was pleasant and relaxing.

Immaculately clean, brilliantly equipped and in a superb location within a short stoll of the centre of Hay. Very thoughtfully managed, with lots of explanatory info.
Just a couple of niggles - the flat is not especially cosy and the sofa bed was uncomfortable for one of us, but fine for the other. Strange plumbing noises from the bathroom during the night, likely from other flats in the building.

A clean and comfortable accomodation, with good off road parking right next to it. I was self catering to keep the costs down and the kitchen was good for this. Easy walk to the nearby town centre although, as warned in advance by the host, there is no street lighting for the last 100 metres back to the property.
Not immediately obvious from the advert for the property; there is no separate bedroom, rather it is a pull out bed setee in the dinning/ living room. Not a problem for me as a solo traveller on a short 2 day stay, but it won’t suit everyone. There is a modern TV with an “APPS” option, however, popular ones like Amazon Prime and YouTube had not been set up to operate on the push of a button.

The location was great, it was quiet and the offstreet parking was very good.
Unfortunately, we didn't find the sofa bed comfortable.

Location was ideal for us as everything was within walking distance. Very comfortable, very clean. Everything was thought of needed for a stay. It was lovely to see little things provided eg coffee, tea, milk, sugar, cleaning essentials, even bottom draw had tinfoil, kitchen towels etc. ( we brought our own stuff with us not realising theses were provided). But still a lovely gesture. We will definitely book here again and most definitely recommend this property. J&H from Ireland

Loved the books and maps about the area. Spacious studio, great attention to detail, the host even mentioned and supplied a torch to walk home in the evenings. Was very responsive when we asked questions.
Fold out couch was good quality but was uncomfortable. We found it best to sleep with our heads at the foot end.

Location was only 10 minutes from the centre. The hosts were very friendly and helpful, answered anything i needed within good time and when I asked about help to find the flat they kindly would have done so.

A normal bed would be better than the fold out bed. Bed topper did make the fold out softer.

The property is well located on the edge of Hay on Wye. It was tastefully decorated, immaculately clean and very well-equipped for self-catering. Sylvia was prompt in communications and provided clear information on how to find and enter the flat and how to use all the equipment.

1. The property is on the ground floor.
2. The property has private parking.
1. The mattress of the sofa-bed needs a replacement badly. It has lost all consistency and it is very uncomfortable. Other than that, it is a good sleeping solution for such a tiny apartment.
2. The kitchen needs some permanent humidifiers as we found mold in several kitchen tools. Perhaps it requires a deep cleaning, too.

Very clean and close to all amenities in Hay. Had everything we needed for a comfortable stay. The parking space was appreciated too. We stayed one night and it was more than adequate. Internet connection was good, tea and coffee was available which was really nice.
I don't have a bad word to say. It totally had everything we needed for a great stay and I would recommend it.

Location was great -- just a few minutes' walk to downtown Hay. Flat was serviceable with everything I needed.
Nothing wrong with the flat per se, but note that Google maps is NOT accurate... it put me on the adjacent street. I got very lost and finally phoned the number that had been sent to me, and the woman helped me find my way. Once I found it, the location was obvious, but still, it can be a bit tricky to find at first. Definitely try to arrive during daylight!
Also, I hadn't realized the bed was a pull-out sofa. It was easy to operate, but I had expected a bedroom. The bed was fairly hard but there was a lovely mattress topper in the closet, which made it very comfortable.

Dedicated parking was clearly signed. Key access via the key safe was easy with the code provided via email beforehand. The "apartment" was spacious and very well stocked with all that you would need for an extended self catering stay. Helpful tips were posted all around. The sofa bed was straightforward to set up and surprisingly comfortable. Shower was adequate. Wifi was good for standard email etc (I didn't try streaming movies over it). A 10 minute walk into central Hay-on-Wye.
It took a while to find the entrance to the property - although the official address is St Mary's Road, you can't actually get to the property from there. Access is actually down Union Mews off Gypsy Castle Lane. Then once in the car park the entrance is the obvious "front door", not the "back door" - i.e. opposite to what the instructions say - I suspect the instructions refer to a former front door that possibly faces St Mary's Road but since you can't get to the property from St Mary's Road, it's now a moot point. I recommend that the 'joining instructions' are modified to reflect all the above.
The courtyard was not particularly appealing and despite the lovely weather, I was not tempted to sit out there. Also, the apartment itself had a definite musty odour to it, especially around the entrance.

The flat was cosy, clean and close to everywhere we wanted to go. The owners had left tea and coffee etc and thought hard about the design of the flat to meet your needs. Lovely place to stay!

This is our second stay in flat 2 and last year we found the sofabed uncomfortable (we have old bones and creaking joints). This year we brought a YAWN sofabed along. The apartment was spacious enough to accommodate the sofabed and all other furniture comfortably and we slept brilliantly this time. Perfect solution for us!
