The location alone is a winner—tucked just a short walk from the centre of town yet quiet enough to feel like a true coastal escape. You can reach the beaches, restaurants, and main streets with ease, making it the perfect base for exploring the best of Sardinia without needing a car.
The rooms themselves are spotless, modern, and exceptionally well maintained. Everything feels fresh, airy, and thoughtfully prepared, from the comfortable bedding to the immaculate bathrooms. It’s clear that cleanliness is a top priority here.
What truly sets Theodore Rooms apart, though, is the customer service- especially from Elia. He goes above and beyond from the moment you arrive. His beach recommendations were spot-on, helping us discover both the iconic and the hidden-gem spots. He also assisted with transport options, making it super easy to get around, and his restaurant suggestions were some of the best meals we had in San Teodoro. It felt like having a personal concierge who genuinely wanted us to enjoy the island.

Modern, clean, and and nice staff
- Noisy: While the noise is not the fault of the owner given its location, maybe they could ask the restaurant below to be mindful of the clients at nights and in early morning.
- breakfast: be aware that the breakfast is very tiny. An espresso and 2 mini pancakes (you have the choice between a toast and a croissant as well).

Good location and staff were helpful with luggage
Staff ignored noise complaint on night 1 and implied it was our fault. Although not the properties fault for the party noise, it is their responsibility to ensure guests can sleep at night. Disappointed with how the complaint was handled
