Bibo's Kokhi Guesthouse

Lovely view in a quiet neighborhood. Perfect location in nature - at first was a bit worried as it is a 10 min drive from town, but it was an easy drive and the location and staff make up for it! Super easy to get to any hikes from here as well! The owners didn’t speak much English, but they were very friendly and tried their best! Would definitely recommend. Stayed for 3 lovely nights and it was great

The place is close to the city, so it feels very calm and peaceful there. The room is spacious, the views are great, the host is very polite and helpful. There’s the kitchen with all the necessary facilities. Loved this place and would like to come back the next time.

View of a snowy mountain. Good mattress. Stylish wooden floor and furniture. Good heating and insulation. If you look really hard, you can find some charm in the desolate village around the property.

Bad location - not in the town of Stepantsminda as listed, but in the nearby Arsha village. The property itself is modern, but much of the surrounding village is deserted and crumbling. There's a tiny grocery store, one restaurant (both along the unpleasant main road), and a lot of cow manure. Not much else. The property is not wisely designed. The two guest units and the host's unit are all connected via a front porch. The front wall is made of glass, so your room is exposed to anyone passing along the shared porch. In order to have privacy you need to shut the curtain, blocking the view of the mountain and leaving only two small hatches on the opposite wall for light. Sound insulation isn't good: I could hear every cough from the neighbouring unit, and roosters woke me up early in the morning. The window hatch lacks a curtain, so the room is bathed in light at dawn. Additionally, the shower is missing a glass barrier / curtain, so water splashes onto the bathroom. There's no parking on the street, you have to park inside the property. Opening the garage door involves exiting the vehicle, stepping through a gate, forcing open a difficult bolt, then opening each side of the garage door while lifting the drop rod off the ground. The process was bothersome enough that I opted to keep the car parked throughout the stay and walk everywhere by foot. Some coffee and tea packs near the kettle would have been appreciated. I understand there was an option of using kitchenware and amenities from a common area, but that felt like intruding on the the host's private space. Overall my stay was decent, but felt like a missed opportunity. The average review score is highly, highly exaggerated.
