About the home

"Broadwater by the Bay" is a stunning home away from home with tranquil, light-filled interiors and only a short walk to the shops and beach in Cowes. Some of the many features of this lovely home are detailed below:

Indoor Areas

Upstairs is Bedroom 1 which features a TV & WIR, as well as an ensuite (with shower and basin) and a separate Toilet. The large upstairs Living area has a bar (with TV and DVD player). Downstairs is the large open plan Kitchen/Living/Dining room with TV. Bedroom 2 has a TV, BIR and an ensuite (with shower, toilet and basin), while the other three downstairs Bedrooms (all with BIR) share access to the main Bathroom (with bath & shower) and a separate Toilet.

Outdoor Areas

The fully enclosed rear yard features an electric heated 6-seater spa, plus a hot/cold outdoor shower. The large covered rear entertaining area (with gas BBQ, seating for 10 plus 2 bar stools) and there are some day beds around the spa. The large Double garage (with rear roller door) provides parking for 2 cars plus additional parking on the street.

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, a Nespresso compatible pod coffee machine, toaster, kettle, etc. plus a double sink, full sized fridge (plus a bar fridge in the upstairs bar), dishwasher, 900mm electric oven and gas cook top.

Heating/Cooling Systems

The home has four wall mounted reverse cycle air-conditioning units in the downstairs living and bedroom 2, as well as the upstairs living and bedroom 1. The upstairs bedroom has a ceiling fan and there are also 2 x portable heaters and 2 x portable fans for use where they're required. Please note: the gas fireplace in the downstairs Living Room is not for guest use.

Bedding Configuration

This home has 8 beds, plus 1 sofa bed, accommodating up to 14 guests:

Bedroom 1 (upstairs): One Queen bed
Bedroom 2 (downstairs): One King bed
Bedroom 3 (downstairs): One Queen bed
Bedroom 4 (upstairs): One Tri-bunk
Bedroom 5 (downstairs): One Tri-bunk and one Single bed

The upstairs living room also has a fold out Double divan/sofa that is suitable for two adults or children.

Please note: Tri-bunks have a double bed base with a single bed above it.

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies. All bookings are subject to approval, pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory.

We enjoyed our stay: lots of room for 3 families, loved the outdoor spa and fantastic location close to the beach. A little dissapointed the gas log fire heater was out of order on arrival but overall we had a great stay.

We had a wonderful stay, 4 families, 8 adults and 6 kids! Plenty of space for everyone! Close to the beach and main strip! Would definitely stay here again! Thanks for having us!

Our stay was nice the house is very large for a big family ,unfortunately is not well equipped for a large number of people ,needs updating especially the fridge and TV's ,overall it was a pleasant stay
