Generally good value & a good experience.

Good location. Quieter than expected. Interior of unit was well renovated. Handy to many restaurants, services etc.

Room heater is not very effective because heat pools at the ceiling (it doesn't circulate enough), and Bathroom vent fan runs continually, removing the heat & chilling the Bathroom. Keeping Bathroom door closed makes bed a bit warmer. A ceiling fan in bedroom area would help.

The location is convenient, but not in a great neighborhood. But they do have locked gates from midnight until 5 AM which made me feel more comfortable. You still can access the property after those times you just have to call and they will open up the gate.

Mixed review - inside definitely better than out.

There are some definite positives about this small motel - at least some of the rooms are updated nicely and overall from inside the rooms, everything is good (except the view - more on that below). We really liked that the room has a heat pump, particularly because it's quieter than the old window AC units and also because it keeps smoke from getting pulled into the room - important because this place has a table and chairs with an ashtray on it in front of every unit. Not something you see too often these days, and honestly, disappointing. Bathroom and room decor were nice, furniture was comfortable. It's close to downtown Duncan and easy to get there, although it requires crossing the highway, or to the water. Fine for a one-night stay if you don't need something fancy.

The exterior of the buildings looks pretty sketch, and it's not a great vibe to stay somewhere where they have a big metal gate that rolls shut and locks between midnight at 5 AM, or that has a lot of rules posted about guests in rooms, noise, etc. There is definitely a long-term stay vibe at portions of the property. Although our room was nice, its first floor location with a shared entry-way with the room next door and the smokers' table right outside and view of the parking lot and the building across the way that could use some sprucing up meant that we didn't feel inclined to open the curtains, which is a bummer for missing out on natural light. Thankfully the bathroom window on the other side of the building helped. It was good to have a microwave, but the glass turntable plate didn't fit the turntable arms, so it made a terrible racket and bumped around unevenly, making a mug we were heating slide back and forth across it as it turned.

Slept well.

It was a typical motel in a quiet location. The staff was very friendly and accommodating, even checking in late at night with a smile. I received a free upgrade to a two-bedroom. The bed and bedding were among the most comfortable I have ever stayed in in terms of firmness, thickness, and softness, and I slept soundly.

The facilities were well equipped and very clean, but the building itself is old, so there are different tastes.

Had to shower in cold water because the hot water wasn't working, witnessed another guest trying to buy bottled water from the locked-up lobby / office area only for a staff member to walk up and tell them they could just "drink from the tap", even though it was obvious they wanted to purchase a bottle from the vending machine in the motel's foyer. small things like this wouldn't be so bad if the cost was worth it, but for more than $190 per night it certainly does feel like a rip off. The employees we encountered were mostly kind and accommodating, the motel was mostly clean. If you're thinking of staying here, bring your own water, avoid showering, and don't leave any food out for the ants to get. This motel could really be something special if the owners actually cared about their guests experience. It's such a shame.

Really good price for the room, and great staff

Very nice upgrades to the rooms. The manager was very hospitable. She was very attentive to my needs. I really like the upgrades they did to the bathroom. I found the room extremely clean The cleaning staff were also very friendly. The location is central for many places I wanted to visit.

Duncan Motel Review: A Disappointing Stay

It looked good on the pictures

My stay at Duncan Motel was a letdown. Advertised as a “refurbished suite,” the room was outdated, with worn furniture and poor housekeeping—dust and grime were everywhere. The location felt sketchy, next to pawn and thrift stores. Only the bedroom had air conditioning, and the overpowering cheap air freshener made the stay worse. Overall, a poor experience. I won’t return.

An understated gem

A comfortable stay, the room was spacious, clean and felt modern, also the hotel was easy to find. The fridge and coffee making facilities were great. USB charging ports were also really useful as we had travelled from overseas. Parking was available and gave us peace of mind that the gates were locked for a significant period of time overnight. We were pleasantly surprised by our stay, thankyou!

It's not necessarily a "didn't like", but the sliding bathroom door left a slight gap when it touched the skirting board so didn't give complete privacy.

the room assigned at the first one near the road which are pretty noise when car passed by. and somehow there are big crank noise during the night, maybe it is from the air-con outside. as I open some window at sleep. it really woke me up many times and I maybe got 2 hrs of sleep time overall.

Very clean and spacious stay, with friendly helpful staff.

I loved the hardwood floors and the layout of the room. We had a living room area with sofa and TV, a kitchenette, and then our room and bathroom to the side. It was spacious and clean, and the bed was very comfortable. We rode our bikes there and one of our tires we couldn't pump and the lady manager was very kind to lend us an electric pump!
