Location was perfect for our 2-night stay. It's walking distance from a beach and a small Mayan ruins, as well as the La Isla plazas where there are lots of shopping and restaurants.
The balcony is a nice bonus as the 2 young boys enjoyed playing outdoors whenever we were at the property.
It was just big enough for our 5-person group (3 adults and 2 young boys).
For check-in, I had to reach out to the property owner for check-in info as I was on my flight to Cancun - rather than the other way around. The owner responded before I landed.
There wasn't a lot of space to hang clothing indoors. The towel rod was broken in the main bathroom. The balcony is large if you want to leave your clothing outside.
The main bathroom had a bad mildew smell most of the time during our stay in March.
We were bummed that the outdoor pool was covered in green algae. Relaxing in the pool was something everyone was looking forward to. However, the 2 boys still played in the pool (with some water, buckets, and some imagination).

Property is great in a excellent location
Park Royal staff, are too stringent on rules, routinely refuse to assist guests that do not belong to hotel. There should be a continuous care of utilities such as basic items, towels most common, shouldn’t have to reach out to owners to facilitate. If hotel staff are already taking care of the cleaning it is not difficult to change or give a couple of towels if needed. There are no offers to pay as an option if all-inclusive is not purchased. Hotel should allow guests to pay at pool bars and or restaurants, instead of your not their guests they immediately want to remove you of premises. There should be a closer intersection between owners thru Airbnb and hotel at least talks to involve a better care and facilitate accommodations for all guests.

We were in a privately owned condo. It needed small repairs (inconveniences)but was still comfortable.
