Best choice

I never seen somebody who cares so much about guests and i travel a lot! Rooms cleaning everyday, even when its no needed, jacuzzi with warm clean water, nice decorations in Room (you can light the candles for mood, have a lot of different types of Lightning also in jacuzzi etc) . Everyday you choose the hour when you want to have your breakfast to the Room and its always exaclty that time even not one minute late! You can change everyday what you want exactly from list to drink and eat. Always superfresh. You can book trips, atv everything in suita you dont need to look for that in town, the owner will handle it for you! You have everything what you need in that place to spend comfort holidays. I swą opinions where people complaing about its far from center of oia. What? Its best Place! You see from your jacuzzi sunset without crowds and nobody see you (its not the same in center, everybody can see you there when you relax in pool/jacuzzi and take a pictures there, in alvia you have full privacy how it should be) and its 10 min walking to center, 5 min to market) . IF you want to go to drink/eat 10 min walk, if you want to relax with no sounds of people you chill in your balcony. Overall, best decision ever stay here. Highly recommend!!!

Gorgeous apartment just outside of Oia.

The room was fantastic- big and spacious, with everything you could need. Incredibly clean & comfortable. The hot tub was amazing! The breakfasts were lovely, delivered to the room, at a time of your choosing. Great location- close to a really lovely local Greek restaurant, which we would highly recommend. The property is on a very steep hill- which was not an issue for us but could be worth considering when choosing to stay here.

We were a little disappointed on the day that we left- that we didn’t get a breakfast, which was included in the room rate for 3 nights. We had a very early ferry but some snacks for the trip would have been a nice touch.

A perfect place for anyone looking to relax

I was very well taken care of from the moment I arrived until the day I left. For breakfast, they give you a paper where you can select what you’d like from the available options (and how many times you want each item), as well as the time you’d like it delivered (between 8 and 10 a.m.). The room is clean and towels are changed daily. The bed is super comfortable, and the view is beautiful, with both sunrise and sunset, at least at this time of year (on May and Room: Deluxe Suite with Sea View). There’s also a minibar with some items available for purchase, with fair prices compared to the rest of the island. The place is very quiet and about a 15–20 minute walk from Oia’s main street.

The double bed is actually two single beds pushed together, which makes the middle a bit uncomfortable (but nothing that affected the overall comfort when sleeping).

Disappointing Customer Service During Extraordinary Circumstances

The property itself is acceptable, but I must share my experience with their customer service during an extraordinary circumstance. Due to a nationwide Greek labor strike on April 9, 2025 (which affected all flights into Greece), my flight to Santorini was canceled. I immediately notified Alyvia Suites on April 8th that I would be unable to arrive until April 11th because of this situation completely beyond my control. While the airline offered refunds acknowledging the unusual situation, Alyvia Suites refused any accommodation or partial refund for the two nights I couldn't possibly use. They acknowledged my message about the late arrival but simply stated they "could not do a refund" despite having a full day's notice that I wouldn't be occupying the room. What's particularly disappointing is that in communications with Booking.com, the property later claimed they "held the room for me" during those two nights, when in fact they had explicit advance notice I wouldn't be arriving. This feels misleading and shows little concern for guest circumstances. The actual two-night stay (April 11-13) was adequate, but this experience has left a negative impression. I understand cancellation policies exist, but I believe businesses should show some flexibility during extraordinary circumstances like nationwide strikes, especially when given advance notice. I've been a loyal Booking.com customer with multiple reservations, but this experience makes me hesitant to book here again or recommend this property to others looking for accommodating hosts.

Good peaceful location but easy to walk to Oia and drive around the rest of the island.

A good location to cover the island. 3 restaurants open in walking distance. All good. Parking on site. Not noisy. Walking distance to Oia. Probably had a good view of the sunset but we had unusually cloudy weather.

Great suite with private jacuzzi

The suites is located between Oia and Fira, in a small town called Finikia. From the suite, You can walk down to Oia which is about 20mins of walk. As it is away from Fira and Oia, the location is on a quieter side with a good Seaview from the balcony where you have a private jacuzzi. Breakfast is included and the host provided this daily at a time of your choice.

Nothing major that I didn't like. Just that it took me some time to locate the place as the signboard was not easily seen if you are coming from lower hill. But once we manage to find it, everything was all good.

Perfect stay

Everything was perfect, from the location (10 minutes by walk to Oia), to the great service and fantastic hot tub. Furthermore, transfers can be always arranged at the reception for fair prices.

Great experience close to Oia

The location is good, walkable to Oia but still away from the Oia crowds. I loved the private jacuzzi outside and the breakfast in the room. Also there is a kitchen and mini fridge to prepare some own food. Ideal if you have car cause there is a big private and safe parking.

So worth it!

The lady was lovely, kind and helpful. Made us feel right at home and did gave us an impecable service. The suite was cleaned every day and replaced with new fresh towels, bath robes, drinks, shampoos etc. It had everything we needed, hairdryer, kettle, glasses and cutlery, also AC and a clothes line to dry clothes. Only suggestion would be maybe a plate or bowl for people who arrive the first day and have nothing to eat. We went to the market 5 minutes away but when we came back with some food we realised there were no plates to use. The views from our room (4) were amazing, we could see the sunset and the sea all around us from within the Hot Tub. The balcony has a little table with 2 seats as well facing the sunset, which was perfect to eat/drink while enjoying the views. The breakfast was superb. Much more was on offer than we anticipated. We basically had 2 of each and finishing all was a challenge, but one we succeeded in due to how tasty it was. Also a huge variety was on offer. There is one option that is turkey ham and cheese, I thought perhaps a vegetarian option that replaces turkey ham for something else would be nice, but then again we're not vegetarians so no problem from our end. Either way, there's so many other things that even if you are vegetarian you will have plenty of variety.

Nothing, the place is absolutely stunning and would 100% recommend, especially considering the price.

Exceptional

We loved every minute of our stay; from the tasty breakfast to the amazing view from the spa! Irini made sure we had everything we needed and was just so welcoming. She booked a catamaran tour for us, arranged our transfers from the airport and to the port, and was so nice overall! The hotel is just a short walk from the center of Oia (less than 10min), the location is great and safe. I would definitely recommend if you want a unique stay in Santorini!

Great place to stay for honeymoon and we would recommend!

Very spacious apartment, with modern interior and nice view of the sea! The hot tub was a good bonus too and dressing gowns/slippers are provided. Towels changed daily and room cleaned! The room service breakfast was fabulous, we especially enjoyed the fruit salads! The host is lovely and will try to accommodate all your needs, even brought us breakfast earlier than usual because we had a boat trip one day. The apartment is close to Oia and doesn’t take long to walk into the centre😍

the only downside to the property is the fact that it doesn’t face in the direction of the sunset, but you still see beautiful colours in the sky.

Wondeful receptionist

Irini, the receptionist and woman who runs the hotel worked so hard to make our stay enjoyable. She helped arrange a catamaran tour for us upon arrival before check-in and helped thoroughly show how everything in the room works. She even gave us free water and was super helpful. The rooms are very new and clean and you even get a jacuzzi towel beyond the shower one. There is even a kitchen sink and robes! We loved our short stay there and would 100% return. <3

The jacuzzi isnt hot (but it also isnt cold) and the hotel can be a little hard to find/get to without a car. The street leading up to it is pretty dark at night, but that applies to a lot of Santorini’s streets.
