Ideally located near Marina Park and just a short walk to the beach, this inviting home offers the perfect balance of coastal convenience and relaxed comfort. Enjoy bay views from your private deck, take in the vibrant energy of Balboa Boulevard, and experience one of Southern California’s most beloved beach destinations right outside your door.
OUTDOOR SPACES:
The front deck is positioned above Balboa Boulevard and offers views of Marina Park and the surrounding bay. This outdoor space includes a BBQ grill, a patio table with seating, and cushioned outdoor sofa seating, creating an ideal setting for relaxing and enjoying the coastal surroundings.

- Primary Bedroom: Queen-size bed with patio access
- Guest Bedroom: Twin-over-full bunk bed
BATHROOMS:
- Hallway Bathroom: Step-in shower
LIVING, DINING, & KITCHEN:
The living and dining area features comfortable sofa seating, a streaming TV, and a fireplace, along with a breakfast table with seating for four. The space offers a cozy and functional layout for relaxing and gathering after a day at the beach.
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes both large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans are provided for your comfort.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A washer and dryer are located inside the home, with complimentary laundry supplies provided.
Parking: One open carport space is provided on the far left side behind the unit, accessed from the alley. Additional neighborhood parking is available, including both metered and unmetered options.
YOUR SPACE:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private front deck. This is a second-floor unit and requires using stairs to access the main and only entrance. Please note that the landing at the top of the stairs is narrow.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.
BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
Check-in Time: 3 p.m. on the arrival date
Check-out Time: 10 a.m. on the departure date

Perfectly positioned between the lively hubs of Newport Beach’s two piers, this central stretch of the Balboa Peninsula offers one of the most convenient and activity-filled settings on the coast. With the beach in one direction and Newport Harbor in the other, guests can easily move between wide sandy beaches, bayfront recreation, local restaurants and shops, and other classic coastal attractions.
Stroll the boardwalk between the piers, enjoy a surf session, or head toward the harbor side of the peninsula for boat rentals, kayaking, paddleboarding, fishing excursions, whale-watching tours, and trips to Catalina Island. Great location and super close and central to the beach area, restaurant / bar areas. Walking distance to Balboa area and ferry area to continue exploring. The place was super clean and plenty of pots, pans and supplies in kitchen to make our stay for 5 days. I would just warn that the steps leading upstairs are indeed narrow and makes it difficult to carry any large suitcase or bags up and down. Patio is nice and large and does get a lot of sunlight during the day. Unfortunately the house next door was doing some construction, so there was some noise in the mornings and daytime when we were there. Other than that it was a great spot and location for the money

This place has such a great location—the beach is literally a 2-minute walk away. The owners were really thoughtful too, providing beach chairs, an umbrella, and even some activities, which made it super easy to just show up and enjoy the area. We loved spending time on the patio, and one night we grilled dinner there, which honestly felt really relaxing. There’s parking for one car, and it is a tight squeeze if you have a bigger vehicle like a 4Runner, but it’s doable. I also ended up leaving an item behind, and the owner was incredibly kind and helpful about it—they arranged everything so I could come back and pick it up without any hassle. That really stood out to me. Overall, it felt like a really easy, comfortable stay in a spot you can’t beat for beach access.

Absolutely wonderful property! There was a 1 min walk to the beach and 10 minute walk in either direction for the restaurants.The property was everything that was described in the listing. Nice view of the harbor! The onsite parking was a big plus, but make sure you have a more compact vehicle to ensure it fits.The checkout process was amazing. We were able to pack up and leave. The property team handled all the clean up, linen changing, trash and dishwasher situations.Would come back again for sure!
