We love to sip coffee and look out the large antique glass windows from the patina upper balcony solarium observing the eclectic Grant St Buffalo NY neighborhood. Our guests love to get to know the wonderful people in this 90 Walk Score community. "7-11," restaurants, groceries, deli, butcher, and Sweetness_7 Coffee Shop are all within a 2 minute walk. #westsidebuffalobnb

- Recycling in the green totes, garbage in the blue totes in back yard
- Please use bathroom fan during and after showers
- Maximum of 1 pet dog is allowed at $75/pet/stay, please make sure they are clean, clean up the yard after them, stay off the furniture, and are kept crated if left alone.
- 4 adults maximum
- Late check-out fee: $25 for each hour after 11 am
- $25 for each guest after 4 per night
-* Smoking of any kind is not allowed - anyone caught smoking will be fined $250
-$250 security deposit might be required depending on the profile and reviews
- I only accept guests 25 years old above
- Please send the code word "Buffalo Pizza" with your initial message so I know you have read entirely and understand the listing.

My husband was skeptical of the area as we drove up to the property. He was than pleasantly surprised! The apartment is bright and beautiful. Darren is extremely responsive. There's easy access to everything, and the neighborhood is great to walk if you have a dog.
