PARTYING. This is NOT a party house. This is a large spacious home. It`s great for large business groups, family and friends. However, we are not looking for groups whose true intent is to `party` in the house. We want the next guest to have a nice home for their enjoyment and we also want to be good neighbors to those around the home and for the neighborhood. So, RESPECTFULLY, if you are looking for a party house, please move on to the next house.
While covered in the rules, I wanted to highlight some simple rules out of respect for the neighbors and neighborhood. While we have already covered the `no partying`, we also limit the cars to four cars (without permission prior to the reservation) to prevent any type of partying or more guest than what is allowed.
Guests have access to the entire home with the exception of the garage. The owner keeps furnishings for future Airbnbs in the garage.
You will not have use of the fireplace during your stay.
There are two exterior security cameras for the safety of our guests and the home when it`s vacant.
The guest will not have access to the garage or the fireplace during their stay.

Cauble Park on Lake Acworth: Explore the scenic beauty of Cauble Park, located on the shores of Lake Acworth. Enjoy lakeside strolls, picnics, and water activities for a relaxing day outdoors.
Hubert Park: Discover Hubert Park, offering green spaces, playgrounds, and walking trails. It`s an ideal spot for family outings, outdoor exercises, and enjoying the fresh air.
Acworth Slide: Cool off and have some family fun at Acworth Slide, a waterslide situated in Acworth Beach. It`s a great spot for both kids and adults to enjoy a splash on a hot day.

Only the number of guests listed on the reservation may be on the property at any time.
No unregistered visitors without prior written approval.
Maximum occupancy: 2 occupants per bedroom
2. No Parties or Events
Parties, events, or gatherings of any kind are strictly prohibited.
Any gathering exceeding the number of registered guests will be considered an event and may result in:
Immediate termination of stay
Removal from the property
No refund
3. Quiet Hours
Quiet hours are 10:00 PM – 8:00 AM.
Please respect neighbors at all times. Excessive noise at any hour is not permitted.
4. Exterior Cameras
For safety and compliance:
Exterior security cameras may be present aimed facing out from the home to include visibility of entry points and driveway areas.
Tampering with devices is prohibited.
5. Smoking
No smoking or vaping inside the home, garage, or screened areas.
Violation will result in a minimum $250 remediation fee.6. Pets
Pets are not permitted unless pre-approved.
Unauthorized pets will result in a $200 fee and may result in termination of the stay.
7. Property Care
Do not move furniture.
No glitter, confetti, or tape on walls.
No candles or open flames.
Do not flush wipes, paper towels, or feminine products.
Grill must be used safely and attended at all times.
Guests are responsible for damage beyond normal wear and tear.
8. Thermostat Settings
To protect HVAC equipment:
Do not set heat below 68°F in winter.
Do not set AC below 68°F in summer.
9. Parking
Park only in designated driveway areas.
Do not block neighbors or park on grass.
Maximum vehicles: 1 vehicle per room
10. Check-Out
Before departure, please:
Place used towels in the washer (this is optional but appreciated
Take trash to exterior bins
Lock all doors
11. Communication
All communication must occur through the booking platform.

Absolutely beautiful place. Good amenities. Great Internet. Comfortable. The hosts were very communicative and understanding of all the changes that we had. I would recommend staying here anytime to anyone.

The property was very comfortable and clean. The management staff was very responsive to any questions or needs while we were there. There was road construction going on in the neighborhood but very manageable although a little dusty at times.
Overall a very nice stay.

This is a lovely home to stay. It had everything we needed with plenty of space. Great location. Recommend if staying in the Acworth area.

This home was conveniently located about a mile from downtown Acworth, a good walking distance. Loved hearing the trains and seeing them, though they weren't loud from the home. The fenced in yard would have been perfect for our dog except it has major drainage issues, creating muddy feet, even days after a light rain. This was the only detracting issue for us. We were missing a hairdryer which had been listed. When I sent a message two showed up the next day from Amazon. Very quick response each time i contacted the hosts.
