Location and good price. Not for anyone who wants a pretty view, but an easy walk to the Railway Station and Bus Station. Close to Morrisons and Aldi as well.
Slight problem setting up the TV and WiFi. Struggled to get the shower at the right temperature and work the heating accurately. Perhaps some detailed instructions for old Codgers like me! The two single beds were very low.

Location was excellent as close to all amenities, it was very clean and comfortable, the host let us know to call if we needed anything, but all went well, would stay again.
We thought a small grab rail at the wooden steps at the door of the house, as they could be a little slippy when wet,

We’ve stayed here before, the location is excellent, the apartment is very clean and comfortable the kitchen is well equipped.

Comfy mattress in the double bed. Nice twin room.
Bathroom - window facing neighbours roof top terrace, privacy was not as comfortable as could be. Shower head had nozzles missing so the water flow was not as it should be. Sink tap was plumbed incorrectly so hot water came out of cold side, cold water came out of hot side.
Hall way - the whole flat is on a slope it makes you feel you're climbing or falling depending on which direction you're going.
Double bedroom - only one side of the bed had a light and table. The wardrobe doors kept sliding open because of the slope in the building. Toe nails found on the floor. No privacy to the neighbour's rooftop terrace.
Lounge - the sofas are recliners and they have seen plenty of use. They are uncomfortable, too narrow, lopsided and nearly broken. The only side light in the room is behind the window curtain and plugged into a socket on the ceiling!!!!!!??? The central ceiling spot light bulb is hanging out, other bulbs in the room and flat are simply out.
Kitchen - ceiling bulb out, table is too high for the chairs or the chairs too low for the table. One chair actually let go of one of it's leg's screws whilst sitting on it. Fortunately no injury caused.
Front door - one mortice lock key, dodgy door frame not inspiring confidence. Front door is at rear of pizza premises and other businesses and gives the impression it's potentially a business door. Car park at this area does not inspire security.
No double glazing throughout the flat, noisy seagulls at all times, could hear the neighbour on the phone on his roof top terrace.
The owners have tried to make this a good flat but there are too many issues to provide a positive review.
We used it as a base whilst visiting family in Dundee and beyond and stayed 4 nights.
Arbroath has no attraction to speak of other than a reasonable beach park for kids, which is not just around the corner either.
