We booked our stay at the Seaton Estate for its location as we were travelling up and down the coast visiting family and seeing some of the sights. The site itself is lovely and quiet. The residents are friendly and happy to say hello. We arrived a little early but we were welcomed with a smile by Arpitt (apologies if spelt wrong) who was brilliant. The caravan itself was more than enough for our family of four. Pristinely clean and very comfortable. Everything worked fine and there was no messing about getting the place nice and warm and cozy. We had four very relaxing, comfortable nights there and we couldn’t have been any happier with our booking. Thank you very much for a wonderful stay.

Hearing was good.
Booking.com shows a picture of new caravan that’s misleading as we were given an old one. Run down , holes in doors, someone’s dinner in the oven, freezer not cleared sheets and towels not clean. Carpets / sofa unclean.
3rd bedroom unusable it was so small. Suitable for children only.

Lovely modern caravan, very comfortable beds, kitchen was well equipped and there were all the little touches such as towels, toilet roll, some tea / coffee supplies which are really handy. WiFi worked really well too. The lady working at the bar was lovely, so helpful & friendly when we popped in for a drink.
Not a huge amount on site for kids to do (when weather was bad) but it was close enough to local attractions we didn’t mind

A nice looking site, grounds looked well kept
Where do we start? Check in is from 16:00 and I messaged the Seaton Estate team a few days prior to our 8+ hour journey to ask if it was possible to check in earlier as we were attending a funeral = with no response. Arrived at 15:45 with nobody anywhere to be seen. A lady appeared, gave us the keys and said “we open at 4” and wasn’t very customer focused at all, seemingly put out that we arrived slightly early. Asked about food in the restaurant and again got “we open at 4”. Got to the caravan to find a strange fusty smell, leaking radiators in both bathrooms, radiator in double room and living room not working, small bits of paper on the bedroom floor, long hairs on the spare quilt etc.. it was freezing cold. We had to light the gas hob in the kitchen to warm the living area up and leave our bedroom door open to get a little warmth in. We walked over to the restaurant at 18:20 to find everything shut up. Apparently it closed at 18:00 yet we were not told at check in??? There’s NO information pack in the accommodation, just a piece of paper saying “pots are to be washed and rubbish put in the bins near the exit when you leave”. You couldn’t put your towels on the radiators in the bathroom for fear of getting rusty water stains on them or warm any of your clothes. As you enter the site there is a large sign boasting that ‘Seaton Estate is a 5 star complex’= it most certainly is not!!! Normally I would have spoken to someone about this, though as we were staying for a family funeral and being understandably upset we could not be bothered. To top matters off, the following day the wake was held here in the restaurant which was poorly set out, people queuing in the corner of the room to try and get a coffee and getting blocked in). This was the arguably the best possible place to put the tea/coffee facilities to cause as much disruption as possible. I understand some of the family members complained at the time too, as there were other issues that afternoon.

Lovely location, the manger was very friendly and helpful allowed late check out which was appreciated after a busy Hogmanay.

Friendly helpful staff. Lovely clean site. We love our short breaks at Seaton Estate.
The caravan was clean and tidy, however the catch to pin the door back was broken, the toaster wasn't working very well and the non stick frying pan had deep scratches in it so couldn't be used. Once reported, all was rectified swiftly. The staff here really do go the extra mile to ensure you have a pleasant stay.

Had. Breakfast in car a better quilt and maybe some hooks the park is very well kept and staff are all very helpful !! Had dinner it was nice restaurant cosy ones again great service !! Girls I. Bar are lovely !! S everyone seems to now each other it is one of the best parks we have stayed !!Thats why we decided to go for weeken as it was our 50 th Anniversary !! We have stayed with you a couple of time it is bit different one of my husbands work mates had caravan !! Hopefully visit again sometimes was good having van a cross from bar & restaurant !!
Maybe we shop for some bits !!all in all the site is very nice wish we got one years ago it was site fees that put us off at the time Would have. Been nice now as we are retired nice nice we chill time from babysitting & dog sitting lol we just chilled maybe do more in better weather if we get to visit again

Location is great, friendly staff, easy check in and check out, we got what we paid for basically, as a fisherman i didn't need deluxe accommodation just a bed and shower which is what i got so I was happy.
There were stains on the carpet and rips in the mesh curtains, didn't realy bother me but i would upgrade to a better caravan if I were taking family.

The site grounds are lovely, and the location is ideal for exploring the local area. The guy at the reception was also very nice and accommodating. The food is reasonably priced and good value for money.
The caravan needed a deep clean. The carptets had lots of visible dirt patches. Throughout our stay, we kept finding playdoh (obviously from a previous guests) scattered around everywhere, which indicates the caravan wasn't cleaned properly for our arrival.

Nice and quiet, well maintained outdoor area.
A bit far away from town and sea, as not really easily walkable. It would have been so much better if there was a gate on site which would have provided a short-cut from caravan site, but unfortunately have to take a very long way around to access cliff walks and town centre.

Caravan wasn't the cleanest, living room and hall carpet stained. Stains on couch and bottom of the curtains in the living room at patio door dirty and need washed. Crumbs left on work top from previous guest and hairs and nail clippings left on the bathroom floor. Floors dirty and need a proper clean. I used a wipe to clean stuff from the floor and the dirt on it wasn't great which would suggest not been cleaned properly for a while.

The caravan itself was clean as were the utensils, internet provided smart tv with streaming included. Nice quiet location despite being quite tightly packed in.
Microwave display was broken so hard to tell what function or time period was selected, no hair dryer, soft furnishings were tired and grubby, blind in toilet was broken, front door stay broken, front door not sealing at the bottom edge, door handle in main toilet broken, not a 4* not a 3 * even, very poor and not even close to the better haven caravans which cost far less. Oh, and NO restaurant Monday/Tuesday so you’re on your own for food. Left an Apple product behind and emailed them immediately, No response, Phoned them ‘we’ll get housekeeping to have a look’ nothing further from them. Very poor, wouldn’t revisit this site under any circumstances.

Reception staff greeted us warmly and our caravan itself was a nice model, with plenty space and comfy sofas/beds. Sadly that's all I have to say on the positive side.
The van was not cleaned to a high standard; there was still a used soap and shower gel from a previous occupant in the shower, the blinds were thick with dust, as was the cooker hood, the living room carpet was stained and we discovered someone's false eyelashes on the floor! It also didn't smell fresh on entering the van.
The van was under-equipped for a self catering stay, there were so few items in the cupboards. There's no way we would have had what we needed to make full meals for the family. Thankfully we had dinner plans whilst visiting so didn't have to struggle on our short trip.
There was a washing machine but no clothes horse to hang anything on to dry, I called the assistance number given and requested one and was told it's not something they have! I'd have thought it was a fairly basic request. In its absence I attempted to dry with the machine's drying function but 4 cycles later it was still wet. I don't see the point in providing the luxury of an in-van washing machine if you can't then dry the washing!? (Actually I was informed on the call I could use the launderette at a cost to me for a tumble dryer! I shouldn't have to!).
There was a function on at the main building on the Saturday night and, having our van close to there, we were disrupted with the noise of the music and people attending until late on.
We were disappointed with the lack of decoration in the van too, it was literally just an empty shell, there were no attempts to make it feel homely with an ornament or two, or some extra colour. All the shelves were bare, most of the cupboards were empty.
Also, it was a bonus that this van had a super walk-in wardrobe, but only 4 hangers wasn't going to fill it with much...

We were very happy with the caravan. Main bed very comfy! The play area for the children was great, they were always out playing with other children. A lovely place to come with family. Residents very friendly & welcoming.
The kitchen utensils very basic if you plan on doing your own cooking. No dust pan & brush, had to ask for one. One was provided no issues.

The caravan was spacious and comfortable and the grounds were very well kept. Good play area for u der 12s. Bar and restaurant onsite but we didn’t use it. Great area for exploring other places. Less than 10 minutes from Arbroath and 20 minutes to the beautiful beach at Lunan Bay

Caravan was sat right next to waste area resulting in alot of wasps around and getting into the caravan, was food marks on one of the walls in the kitchen , one of the panel strips in bedroom was hanging off, patio doors were broken so couldn't sit outside, shower door was broken and seemed abit unsafe

Our holiday home was very comfortable and well appointed. Very clean throughout with a great shower in the main bathroom. The site itself was pleasant and not at all rowdy.
The second bedroom was very small for adults but maybe alright for children.

Modern caravan, with ensuite, clean, quiet site with small bar and small restaurant.. A lot of permanent residence live here.
Lack of basic kitchen equipment. Really dirty cooking extractor fan. Fridge door shelf missing probably broken. Bedding looked uninvited and previously used. Towels stained. Too much furniture in sitting room. Large sofa you sank into and struggle to get out. Outside furniture table not cleaned
