Holly Tree Cottage - 3 bedrooms and large garden with optional glamping double outside

There are lots of places to sit and enjoy the garden which looks onto fields. 😀 a lovely cottage perfect for the 5 of us.

A very cosy and stylish cottage in a great + convenient location with beautiful surroundings. My children particularly loved the horses in the next field, that came to say hello each day :)

Overall very pleased, having 2 bedrooms on ground floor was a bonas for our disabled mum.

The cottage is situated at a wonderful gateway to the New Forest with so much sightseeing within easy reach. It backs out onto a field with horses, so you feel like you've been dropped straight onto a little farm. The scenery behind the house is idyllic. The kitchen was thoughtfully kitted out with condiments, tea, etc.

The attic bedroom was especially loud and made sleeping tricky, even early in the morning. The boiler is located in the master bedroom and is incredibly loud - it rumbles like a perpetually boiling kettle away keeping people awake. There is clearly no professional cleaner. As a student I worked as part of a cleaning team for a hotel in an upmarket ski resort in Austria and running a trained eye over the cottage was pretty horrifying. I'd have lost my job turning a cabin over to guests in that state. The hob in the kitchen had been given a cursory wipe with a greasy cloth. I re-wiped and the cloth came away coated with dark grease. The kitchen floor hadn't been properly cleaned and the corners and near the skirting boards was filthy. Doors need wiping down. Carpets are stained and need a deep clean. Duvets are grubby and there was a small clump of dog hair in one cover. (The cover would come off at night as the buttons are broken). The entire home is in dire need of TLC. The kitchen tap 'falls' forward, spraying you with hot water. The toilet is coming off the wall and is very wobbly. The bathroom lock fell out of the door repeatedly. With cables hanging down, marks on walls and very basic furnishings (steal baskets nailed to the wall in lieu of a bathroom cabinet, for example), the entire look and feel falls short of rustic and is simply dilapidated. The number of bathrooms isn't clear on the property description on the booking.com site - I had filtered for 2-bathroom properties, but this home came up. The single bathroom isn't adequate for 6 people - much less the 8 the property can actually accommodate. There is only one toilet. The absence of a dishwasher was also a surprise.
