Set in a peaceful rural environment without being isolated, the villa enjoys an elevated position with uninterrupted panoramic views over the surrounding Provençal countryside. It is located just 15 minutes by car north-west of Aix-en-Provence and within easy walking distance of the charming village of Éguilles.
Situated at the end of a quiet private lane where children can play safely, the property is surrounded by approximately 600 m² of fully enclosed gardens.
Private parking is available for up to three cars, while a regular bus service to Aix-en-Provence stops less than a one-minute walk from the villa.
The lively village of Éguilles, with its excellent selection of bakeries, food shops, butcher's, supermarkets and other local amenities, can be reached in 5 minutes by car or around 15 minutes on foot via quiet roads leading gently up to this picturesque hilltop village.

The villa features a fully equipped open-plan kitchen flowing seamlessly into the dining area and living room, both of which open directly onto a spacious covered terrace overlooking the gardens, swimming pool and beautiful surrounding countryside.

It combines an exotic hardwood structure with an elegant wrought-iron pergola fitted with a high-tech breathable canopy and an integrated fine-mist cooling system, creating a wonderfully relaxing outdoor living space even on the hottest summer days.

The traditional saltwater swimming pool has been thoughtfully designed for both relaxation and family enjoyment.
It features:
• a large shallow lounging area with just a few centimetres of water, perfect for young children or simply cooling off in the sunshine;
• a built-in seating area overlooking the southern views;
• wide steps leading into the main swimming area with a depth of 1.50 metres;
• a maximum depth of 1.65 metres, allowing careful diving.
For safety and peace of mind, the pool is protected by an electric safety cover fully compliant with French swimming pool regulations, operated easily by remote control.
Those who enjoy serious swimming will appreciate the premium German-built counter-current swimming system, allowing unlimited swimming in place for fitness or pleasure and providing endless fun for both children and adults.
An energy-efficient heating system maintains the water at a comfortable 28°C, while the Provençal sunshine frequently raises the temperature naturally to 29–30°C during the summer.
Comfort and Sustainability
The villa was built to meet the demanding standards of the French BBC (Low Energy Building) label and benefits from excellent thermal insulation, helping to keep the interior naturally cool during the summer while minimising the need for air conditioning.
When required, a premium reversible air-conditioning system installed in 2019 provides additional comfort.
Every window is fitted with either fixed or removable insect screens, allowing guests to sleep with the windows open and enjoy the cool night air without the need for chemical mosquito repellents.
The garden is further protected by two highly effective German mosquito traps, significantly reducing mosquito activity while avoiding the use of potentially harmful chemicals.

We had a fantastic two weeks at Ilia and Sabine’s house. Communication was impeccable both before and during our stay - Ilia sent videos in advance which proved very helpful and was always available to answer our questions during. He was also extremely thoughtful and obtained a high chair and some toys for our six month old even though they aren’t normally in the house.
The house itself was exactly as described and perfect for what we needed as a home base for traveling with two small children and grandparents for two weeks. We appreciated the two large (queen size) beds which can sometimes be difficult to find (many other listings only had doubles).
It was very clean on our arrival. Kitchen was well stocked with all the necessities. We also used the BBQ a couple of times which was nice to have.
Especially great for the heat of summer were a beautiful large heated pool (and a selection of pool toys), a fantastic terrace with a misting system to keep cool while we sat out, and most important of all to us, very effective air conditioning on both floors.
Also want to note the great location - about a 15 minute walk into the nearby town where there are bakeries, butcher shops, wine shops, a market, etc and within a short drive of many attractions for day trips.
Really don’t think we could have found a better spot!

La piscine ensoleillée est chauffée .
Peu d’entretien en 2 semaines .
Gazon vert bien entretenu et les moustiques 🦟 peu nombreux ne pénètrent pas dans la maison ( moustiquaire dans toutes les Fenêtres .. détail important )
La terrasse est très agréable à vivre
On se sens à l’aise très rapidement car la maison n’est pas encombrée .
Vue en hauteur sur une très belle colline
Calme . Un trampoline serait une belle acquisition pour des locataires avec des jeunes enfants .
Globalement satisfait
Nous envisageons d’y retourner lors de prochaines vacances
