The location of the property was perfect, we could pop back and forth between shopping, activities and lunch/dinner. The house was very clean, rooms were set up as discussed and it was definitely a home away from home. The host (Paul) was delightful and made everything super straightforward, he was also on the end of the phone if we needed him.
We couldn’t fault the property, we will definitely return for future celebrations!

We liked the location of the property, the lounge area was big enough and had enough seating for 8 people to chill and relax. The beds were made up to our specification - super king and single. The kitchen had everything that you could possible need and there was some prosecco in the fridge awaiting our arrival. Lots of toilet rolls is a big positive. Tesco Express is a one minute walk away too. Has a smart tv too.
The key safe was hard to open and we were woken up very early on the Friday morning by the pub next door having a delivery. We couldn't find the dvd player and there was only one tea towel in the kitchen

The location was excellent, close to all the main attractions of the city. It was spacious and comfortable with a good sized well equipped kitchen and a large dining table. The host was very pleasant and helpful.
The only downside was that Bath has a problem with seagulls and these were noisy at night when the windows were kept open ... particularly in the back rooms. Obviously this is not within the control of the owners.

Very convenient location for the places we wanted to go in Bath. Home from home comforts with nearly everything supplied. Very good detailed information provided prior to arrival.
The sink needed some unblocker as it was quite smelly & running very slow. Also the dishwasher was smelly as it needed salt and there wasn’t any available. We would have bought these to the attention of the owner but we were there for graduation and simply forgot then ran out of time.

Incredible location and friendly host. Enough rooms and bathrooms.
It wasn't hugely clean for starters; dust caked on radiators, dirty insides of windows, mouldy shower curtains and dusty lights. There was even a hole in one window in my mother's bathroom that had been papered over with card.
The beds weren't Kingsized but singles zipped together with a massive ridge down the middle. There wasn't enough seating in the living room for the people we had staying (we didn't fill all the beds) and the furniture was cheap and mismatched. Wallpaper was ripped and the curtains hadn't been properly fitted on one (but just one) window in one room and dragged along the carpet. The showers were dreadful (more what you'd expect in a 2* B&B with mould in the grouting) and one went from scalding to freezing and burnt me so badly I had red marks down my back and was crying. We were missing a plug so couldn't bath the kids. There were stains ALL up the carpets in the hallway and most rooms had missing light bulbs, broken fittings or a light that just didn't work. The flooring didn't quite fit in the kitchen, the fridge was sat on a rotting box and the bulbs above the table were coated in dust.
For the HUGE amount we paid (for my father's 80th birthday no less) it was hugely expensive and disappointing; we should have booked a hotel for the same price. It was obvious they hadn't invested in the property for a while.
The owner was very nice but surprised when we mentioned all of this. Had we paid half the amount we might have overlooked some of the issues, but for nearly £4k for 3 nights it was dreadful. We were expecting luxury and it didn't deliver.
The location however was wonderful.

Communication was great. For 7 busy women all meeting up, it was a great location and plenty of space. Nice touch to leave some prosecco for us on arrival.
Have all the beds made up so we could choose our own arrangement of rooms.

Perfect location! It’s a lovely, spacious and well presented property in the heart of Bath - you can walk everywhere and return to a historic house. The hosts are really helpful and responsive. My second stay here and I will be back!

Excellent location right in the middle of Bath next to a lovely pub. Configuration of rooms is great for large families/parties to enjoy quality time together. Great Host communication prior to check in clarifying access arrangements, heating controls etc. Will definitely return.
Nothing not to like but Power showers would enhance the property along with TVs in bedrooms.

easy key pick up from a lock box. The house was ideally situated for walking around Bath - so close to everything. Bedlinen was clean and towels good.
we asked for directions from the shop ?owner downstairs and received a fairly hostile greeting - maybe they get asked a lot but it wasn't overly friendly. The house was very attractive but really could do with some TLC and a deep clean - parts of it are grubby and tired looking, blinds and curtains torn or not working. We thought there may be some nespresso capsules (I had checked this beforehand) but there were none. One of the fridge shelves was missing which was a but of a problem as we had quite a lot to fit in. The top floor was very cold and the bedrooms on the second floor were really really hot, some showers were boiling and could not be turned down.

What can I say? The location is literally at the heart of the city. It's a spacious, lovely building with many rooms, multiple toilets and a very large kitchen and living room. Everything was great.

The place was awesome! It was big and spacious and can cater for a big group of 10 people. The location is in the centre of attraction. Convenient to get anything around us. Everything was provided, even have lots of books and boardgames. Paul the owner was very helpful. He provided with all the information (very systematic and easy access). Make sure you go through it before you leave for Bath, so that you know what to expect and to bring.
The only thing that I didn't really like is there's no car park/ garage. We had to walk and pull our luggages for about 5 min away from the drop off place. The nearest car park was about 10 mins away. We consisted of a group of 5 adults and 5 small kids. If you don't have kids travelling together, could be not a big deal then. Otherwise, the place was superb! Highly recommended.
