Welcome to a world of luxury living at our 3,000+ square foot coastal estate. This spacious, premium residence is one of two identical, completely independent multi-level homes on the property footprint, making it a peaceful "resort" retreat.

To ensure absolute privacy and an uncrowded vacation for everyone on-site, this residence enjoys its own dedicated 2-car garage, its own private ground-floor suite, and its own entirely private, fully fenced pool oasis. The home also features a private elevator for easy access between your two floors, making it the perfect choice for travelers of all ages and abilities.

Accommodations are strictly capped at a maximum of 10 guests comfortably.

• Bedroom 4 (Upstairs): Queen bed and a dedicated workspace desk.

• Bedroom 5 (Downstairs Suite): Queen bed, Smart Roku TV, walk-in closet, and ensuite bath with walk-in shower. Includes a private kitchenette (refrigerator, microwave, sink) and sliding glass doors leading straight to the pool area.

To ensure a flawless stay and protect the peaceful environment for everyone on-site, all guests must agree to the following property policies prior to arrival:

- REGISTRATION & NO DAY VISITORS:
Only the specific number of guests listed on your official reservation are permitted on the property, in the garages, or in the pool area at any time. Our maximum capacity is 10 guests total (including children). To ensure privacy and a peaceful setting for our adjacent unit, outside daytime visitors, pool guests, or external gatherings are strictly prohibited. Unauthorized occupants will result in a $1,000 policy violation fee and immediate cancellation of the stay without a refund.

- CELEBRATIONS & HEADCOUNT POLICY:
We love hosting responsible celebratory groups, including bachelorette getaways and family milestones! However, please note that we strictly enforce our maximum occupancy. Any gatherings or events that include outside day visitors or exceed the registered
guests on your reservation are strictly prohibited.

- PET POLICY (NOT PET-FRIENDLY):
Our home is 100% pet-free, and we make no exceptions for ordinary pets, companion animals, or Emotional Support Animals (ESAs). Please note that our luxury estate is entirely paved and built up; there is absolutely no grass or ground area on the premises for an animal to safely relieve itself. To maintain our immaculate interior standards and protect future guests with severe allergies, any unauthorized animal brought onto the property line will result in an immediate $1,000 fee and the termination of your reservation.

- 100% SMOKE-FREE PROPERTY:
To protect our custom interior finishes and keep our coastal air pristine, smoking and vaping of any kind (including cigarettes, cigars, e-cigarettes, and marijuana) are strictly prohibited across the entire property line. This includes all interior spaces, covered balconies, garage spaces, and outdoor pool decks. Any evidence of smoking on
the premises will trigger an immediate $500 remediation fee.

- ESTATE QUIET HOURS:
Please respect our neighbors and the travelers in our adjacent unit by observing outdoor quiet hours from 10:00 PM to 8:00 AM. Pool areas close at 10:00 PM, and all loud conversations or music must move indoors after this time to comply with strict local Sarasota noise ordinances.

- PARKING RULES (GARAGE & SIDE SPOTS ONLY | 4 VEHICLE MAX):
To ensure access for both units, our property operates a strict NO-DRIVEWAY-PARKING policy. The shared main driveway must remain completely clear at all times as a driving lane. Your unit is permitted a MAXIMUM of 4 vehicles, parked only in your designated zones:

1. PRIVATE GARAGE (2 Cars): Two midsize or smaller vehicles must pull completely inside your designated garage.

2. STREET-SIDE SPOTS (2 Cars): Your unit has 2 dedicated parking spaces located on the side of the house next to the street.

Absolutely no additional vehicles, guest parking, or driveway idling are permitted. If you are traveling with oversized trucks or large SUVs that cannot fit inside a standard garage, please contact the host prior to arrival to review layout options.

- NO THIRD-PARTY BOOKINGS:
The primary account holder making the reservation must be present and staying on the property for the entire duration of the booking. We cannot accept reservations made on behalf of friends, coworkers, or family members who are not present.

- CLIMATE CONTROL:
To keep our digital system running perfectly in Florida’s humid coastal environment, the central AC unit is locked to a lowest cooling limit of 69°F. Ceiling fans are provided in every room to maximize personalized airflow.

- ARRIVAL & DEPARTURE TIMING:
Our professional housekeeping team requires our full turnaround window to meticulously sanitize and prep this 3,000 sq ft home uninterrupted. Luggage drops cannot be accommodated, but we are happy to recommend convenient local luggage storage spots near the beach while you wait!

- SEASONAL POOL HEATING:
We heat our private pools to a warm 86°F from October through February.

Our Heating Rules:
• We do not turn on heaters if it is hot outside. If the sun keeps the water at 82°F or warmer naturally, the heater stays off.

• When Florida weather reaches 85°F & higher, an unheated pool is much more refreshing!

- GUEST ACCESS:
Guests have exclusive, private access to their entire designated multi-level residence, which includes:

• The Accommodations: The complete 2nd floor of the building and half of the ground floor (featuring the private mother-in-law suite).

• Private Outdoor Oasis: Your own fully fenced, private pool area dedicated entirely to your unit.

• Designated Parking: Access to exactly 4 designated vehicle spots assigned to your specific unit. This includes 2 parking spots inside your designated garage, plus 2 dedicated parking spaces on the side of the house right next to the street.

• The Lift: Full access to the private residential elevator for effortless luggage handling and easy movement between floors for guests of all ages and abilities.

Please note that this premium estate houses two independent units. While your pool area and garage are completely private to your group, the main driveway footprint is shared. To ensure a premium, uncrowded experience for everyone on-site, parking layout rules must be strictly followed, common outdoor lounge areas are not shared, and property access is strictly limited to the 10 registered guests on your reservation.
