A lovely converted barn in a quiet location. Its amazing what has been done in a small building. Attention to detail is fantastic The host provided easy instructions on how to get there and access the property
It was lovely and warm on arrival which was much appreciated as it was cold.
Plenty of logs for the Agar.
The bed was very comfortable with fresh smelling sheets
The views were amazing
Lovely and quiet , which was great for the New Year as my dog hates fireworks
The stairs are a little steep ( however it is a converted barn )
The outside garden is not enclosed so dogs need to be kept on a lead or under control. However I can understand why as it could potentially spoil the openness

This is a beautifully renovated property which is very individual. We were there on a cold weekend but once we lit the stove we were very soon cosy and warm. There was everything needed for a short stay.

Really delightful decor and the wood burning stove was so nice in the evening.
I’m a shower person so thought I wouldn’t enjoy just having a bath but I was wrong because of the experience of taking a bath with that view!

Louise was such a joy to deal with.
Probably the only thing for us, (with how feral the dogs became when they saw all the land and pheasants ahead of them!) was maybe some temporary retractable fencing that could keep them contained for wee breaks at night. You wouldn’t want to ruin the view with permanent fencing

The property itself was incredible, so beautiful, the photos don’t do it justice. Only very small, but we knew this and it had everything we needed for our short stay. Communication from host prior to our stay was brill. Recommend the nearby Tealby, beautiful little village with lovely walks. Very dog friendly place all around. First two pics show how lovely it is! Would recommend to those without dogs/those who don’t mind another dog and it’s owner constantly in your area while ever this gent is living next door.
Unfortunately despite loving the actual property and it being in a lovely location, we won’t be returning. We booked it as said “private garden” which should’ve been great for our 2 dogs, but unfortunately the man living in the next door barn’s dog ran back and forth onto our patch constantly (ball even thrown for her straight across our garden many times). Every time this happened, and the dog ran up to our windows our dogs understandably became distressed & barked wanting to get out to the dog - this made me worry about disturbing those attached to our property despite it not really being our fault. Couldn’t have the bifold doors open on a hot stay due to this (other than Saturday afternoon/evening when they luckily went out for a while and we got to actually enjoy the stay properly for a few hours!) but all in all it ruined our stay being pent up in a small property without being able to have the doors open or enjoy the beautiful outdoor space. Pics attached of some of the many times the dog or the owner walked across our area - the man walked across whilst my husband was just stepping naked into the bathtub upstairs with the fully open windows!
On our arrival the man let his dog run into the house as soon as we opened it which took our 2 dogs by surprise with not much effort to get his dog back out, this should’ve warned us for the rest of the stay…. A real shame and made for an expensive stay to sit cooped up inside not enjoying the best part - the beautiful outdoors area!
*if you can see any of my other reviews I’ve never left anything negative as we aren’t moaners, just feel this may help others debating booking if needing a private garden for their dogs*

The view was amazing.
We’d booked the barn partly based on the reviews saying how quiet it was. It wasn’t. The main road near by was constant racing motorbikes to the extent we only lasted 4 hours. I asked the host and she said it was just the sunny weekend meaning pleasure drivers/bikers were out and about, but realistically with sunset at 9pm and the other guests nearby (the barn is a few separate conversions and there’s glamping nearby) were starting to play music etc. by the time we left at 7pm, it wasn’t going to reflect what we thought we had booked. Saturday was also scheduled to be sunny so it was unrealistic to expect it to be different. Don’t book this property if you’re after quiet and plan to be there on a warm weekend.
Although the host was responsive prior to the stay, I did message them afterward and ask if there was any chance of a partial refund given we couldn’t stay. I appreciate she would have had costs in terms of cleaning to get the room ready – but obviously these would have been reduced with us not staying the night – and we paid an extra £30 in cash for the dogs on arrivals (that would now not have been reflected in real costs for the host). I waited three weeks and didn’t even get a “no” back as a response - it was just ignored.

The location was exceptional with views over the Lincolnshire countryside with large skies & scattered farms. The bath overlooking the views was special.

Instant relaxation and comfort with everything you need for a perfect break. The views are incredible especially from the bath ! The sunrise lying in bed looking over the fields is something I'll never forget.
There is traffic noise but that can't be helped. It didn't trouble me but take your eye mask if you like a lie in

The barn is so tranquil, and the views are exquisite. Irene is extremely friendly and helpful, and the gifts were a lovely touch! We will definitely return.

Stunning veiws, never had a sunset bath before, it was beautiful. Quirky period features throughout the barn and the little food treat left by the owners, added such a kind personal touch.

Location was great for some good walks
Sofa bed in lounge/kitchen was uncomfortable to sit and relax on. Only other option was kitchen chair. A proper sofa or 2 arm chairs would have made all the difference.

Lots of lovely features, cosy, unique, the bath, stunning views. Helpful and friendly host (Irene). The walk from Tealby to Walesby on Viking Way.
Although the aga is lovely, it did make the room very warm (although we might have put too many logs on!). Other than microwave, the aga is the only other option for cooking, not a big problem for us but could be for others. Eating out locally is a bit limited. Could perhaps do with a lamp downstairs as alternative to spot lights.
