This elegantly presented apartment features a bright, double-aspect living and dining area with stunning castle views. The iconic front windows overlook the legendary Elephant House café—the very place where J.K. Rowling penned the early Harry Potter stories!
Bedrooms: The spacious main bedroom faces Candlemaker Row and features a very comfortable double bed with ample furnishings. The second bedroom, though more compact, offers a full-sized double bed for ultimate comfort.
Kitchen & Bathroom: Modern kitchen, fully equipped with cooker, fridge/freezer, and washing machine/dryer combination. Contemporary bathroom with over-bath shower. Interiors: Beautiful maple hardwood floors throughout the entire apartment add warmth and character.

The Grassmarket - and the whole of the Old Town itself - is absolutely teaming with a wonderful choice of every kind of restaurant, pub and cafe - you will never be spoiled for choice. The shopping choice could not be more interesting either - in the Old Town itself or only about 10/12 minutes walk from the world famous Princes Street with its wonderful mix of shops, attractions, galleriesand museums. A wide choice of buses is within a couple of minutes walk from the apartment.
AIRPORT LINK - runs from Waverley Bridge (beside train station) every 10 mins during daytime and 30 mins during night. Journey time 30 minutues.
CAR PARKING - due to the central location of the apartment there is no private parking. However, around the corner are on-street pay and display parking meters. For longer term parking NCP car park is 10 minutes walk away.
TRAIN
Approx 10 minutes walk to Waverley Train Station and Edinburgh Tram line on Princes Street.
BUS - approx 15 minutes walk to St Andrews Bus Station.
Local bus service takes you to the many fascinating sites - download the App called 'Transport for Edinburgh' which an excellent guide to all different areas of the City
A quick note for guests: Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards. This tax will be included in the accommodation price.
Internet connection - Superfast fiber (100 Mbps) - Great for business travellers.
Please note we do charge a £30 late check in fee between 10PM and 12AM and £50 between 12AM and 7AM. If you require additional cleans/ linens during your stay for a fee, please contact us.
Also note that we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :) There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 smoking fee, at minimum.Please also note we do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

This property is in a great location! It's close to shops, pubs, restaurants, historical sites. The view out the back window overlooking the graveyard is just amazing. There is a pub across the street, so it's a bit noisy in one of the bedrooms, but I always travel with a portable sound machine and earplugs so I slept fine. It was very convenient having a kitchen and washer/dryer (we stayed here 5 nights out of a 15 night UK trip, so we did a lot of our own cooking and laundry to save money and space).The only qualms I had with this stay were initial communication regarding the check-in process; I had to reach out multiple times before I finally got instructions the day of our arrival, and only as a reply to me asking repeatedly. That was a bit frustrating as we were traveling by train so cell and WiFi reception were spotty, I was getting nervous we wouldn't have the info in time, but we ended up getting it! Checking in is a bit complicated, just fyi. Nothing crazy, just a few extra steps, make sure you read the info closely.The only other issue was the water heater shutting off. I was very confused, initially thinking hot water was just out momentarily being an old building. Hours later without any amount of warmth I realized the water heater wasn't on, but I was able to find it in a closet and start it.We would definitely stay here again, lovely place in a lovely city!

Great location, BAD check-in process. Property manager failed to provide us check-in details until I had to Google their number to call and ask them to send me the info. No info was found on their VRBO listing. They said they emailed me with details - the email in fact did not come with check-in details. Pretty stressful to deal with when you first enter into a new country. Once checked in, we did not hear from the property manager again. Otherwise, great location and a good accommodation.
