I rented another home in Tulum only to find that the listing was misrepresenting what was there and was delighted by this home. it is a little ways out from Tulum proper but its great for large groups. great kitchen and dining, lots of windows, great beds. if im ever back in Tulum this will be my go to rental.

Overall, I would say the house and the entourage has exceed my expectations by a factor of 5. I would recommend it both to families or party animals and alike. The place is extremely cool, and yet welcoming and warm.

This house was so perfect! Our group (7 adults) had the most wonderful time and we have nothing but positive things to say about the house and the trip overall. I am an avid traveler and have been all over the world. My fiancé and I have lived and traveled around Mexican quite a bit so we’ve been around enough to compare.
Hospitality: five stars! Elvin and his wife knew how to take care of us and were available for whatever we needed. The best thing about them was they made it feel like they love what they do and that they want us to enjoy ourselves. My boyfriend (turned fiancé on this trip) needed help setting up a surprise engagement for me and Elvin helped organize and set up virtually everything. He scheduled the mariachis, the photographer, and the flowers. He and his wife were even available to cook the most delicious authentic dinner: green enchiladas, arroz, chicken, beans, banana chips, mango salsa, salad with a homemade vinaigrette, guacamole, and blended margaritas - for our engagement dinner. Too bad we hired them to cook dinner on the last night, otherwise we would have hired them to cook all our meals! He was knowledgeable about locations and excursions and gave us tips on the do’s and Dont’s, etc.
Cleanliness: five stars! The location is obviously maintained very well. The home is newer and it shows. The finer details like the crevices and windows, were even clean. We got fresh towels everyday and upon request. The pool and the yard were maintained. The best part was that the house is cleaned everyday (except Sunday). It was like living in a five star hotel. When we came home, the beds were made, fresh towels hanging, our things were set aside in an organized way. There is a washer and dryer but you can also pay to have your laundry done as well. The shower had hot water and didn’t run out. The toilet paper was stocked.
Location: five stars for what we were looking for. It is about a 15-20 minute drive into the downtown tulum area but it’s also located off a private road directly on the beach. We were able to rent the Range Rover so that was really nice Becasue it was a way better value then having to call a cab each time. The private road has a security guard at all times. The private road is a bit bumpy but nothing you can’t handle. The house is right on the ocean. It is super rocky and you can’t swim in it, but you can a few blocks away. The house is also located 5 minutes from la tortuga cenote and close to turtle bay.

If you are planning on visiting the main strip in Tulum, except to spend anywhere from 30 min - an hour to reach your destination with traffic.
The house itself is beautiful and on a private beach so that was always amazing to wake up to. The owner however has poor communication skills and the house did not have an available RangeRover for use as description listed.
Also, be prepared to see a few roaches every day...
