My family (3 kids under 8) and I had a terrific time at this beautiful condo! The resort is pristine, spectacular pool, and lovely private beach that you can walk to or drive. We appreciated the beach toys and boogie board left in the garage for us to use as well. The beds were firm and comfortable and the views of the stars from the back porch at night were gorgeous. Thanks for a lovely stay!

I don't like writing a negative review, but this place DOES NOT merit a 9/10 in any way. The only redeeming thing about the unit was a comfortable mattress, but the rest was so shabby that sleeping there wasn't pleasant in general. We love Palm Villas location and feel, and have stayed in several units here. This one is extremely tired and poorly managed. Cockroaches are a regular sighting. Worn and dingy surfaces everywhere, dirty in the corners, nothing fresh. Dirty and uncomfortable (zero padding, sitting on a wood plank essentially) upholstery on the lanai. On arrival we found (and had to pursue) there were no tissues, no beach towels, no body wash, no laundry soap, lightbulbs were out, the outlets in the master bath were inoperable. Manager was communicative but unbelievably pushed back on providing tissues, as "the owner does not offer tissues as an amenity". Unbelievable. They sent someone next day to rectify a couple of these items, and we let the rest go since we had friends in another much more comfortable unit and could hang there. This unit needs a DEEP cleaning, sanitizing, fresh paint throughout, stock the kitchen (with more than two wine glasses), replace seating pads, add a knife sharpener to deal with beat up knives, and an attentive pest service to deal with cockroaches. (We accept cockroaches are a thing in the tropics, but they shouldn't be seen on the kitchen counters each time we walk in there.) Very disappointing.

Apartment is clean, everything works (mostly). The complex is gated, pool is nice, less than 150 ft from the apartment. During our stay we didn't have to compete with lots of other people for access to the pool. It is sort of a "quiet" pool and a nasty old lady (permanent resident I assume) grumbled that my kids were being too loud (they were not) - they were splashing in the water and speaking in normal tone of voice.Garage was a nice perk and the owners were nice enough to let us charge our rental plug-in hybrid during our stay. The beach was a quick walk away, through historic fish ponds. Great for snorkeling.Cons: the kitchen needs a bit of attention (backsplash peeling off above the sink), availability of snorkeling gear would have been a plus (only one set and it was broken), garage keypad battery was dead, owners request guests wash the towels but there was no laundry detergent in the apartmentOverall we would stay there again.

Quiet second floor location. Comfortable bed and bedding. Covered lani and a garage were pluses. Pool was very convenient. Beach club access and restaurant as well as a scenic walking path were appreciated. Minor issues with garage code not working, leaking refrigerator and maybe upgrading the lani furniture with more comfortable seat cushions. Other that that, we loved the unit!

This is a very nice property with close easy access to the beach, shops and stores. The pool and hot tub are close and very nice. We enjoyed the view and the unit. Parking is also easy. There are some beach chairs, coolers and toys in the garage to use. A small amount of basic spices in the cabinet.

Convenient location in a gated community near the airport and one the West side of the Big Island. We loved the pool and hot tub. The surrounding lava fields are exciting to see and yet bizarre for visitors to experience for the first time. We just wish we were there for the eruption of Mauna Loa, first time since 1984! The only reason we provided a 4 on cleanliness was some live insects discovered on check-in, which was reported to the host, and resolved. This condo is perfect for a group of 5 adults, all of us had beds and would stay here again. Thanks for a great weekend on Big Island!

Great location, very clean and beautiful rooms.. we had such a great stay!! There were lots of beach goods(body board, cooler box, chair etc etc) and kids sleeping goods(mattress, infant bed flame etc) too. We enjoyed hike, beach time, outside pool.. First, the positives: This is a great complex to stay in. The pool is nice, and the location is awesome. I love the trail to the fish ponds and beach that starts right by the complex. And having access to the Beach Club Beach parking lot and amenities is great. The unit is overall not bad. But first problem was I couldn't get the garage door shut. Seems like the door is misaligned or something and it would take great effort to get our car out because after hitting the button you'd have to grab the door and try to keep it aligned on the rails or it would go back up. I wasted a lot of time doing that. Every time I wanted to take my car in or out of the garage it was a major pain. We had two vehicles with us so parking both on the street was not an option. I texted the property manager to let them know after we got there but never got a response. Based on that non-response I never got around to telling them about the other issues. For example, when we arrived, there was one half-roll of toilet paper for the two bathrooms. No paper towels. No soap in the bathrooms. No sponge in the kitchen. There's a store down the street so I went and bought that stuff. I have never stayed in a vacation rental that didn't provide those basics. Especially toilet paper. The coffee maker didn't work. The dishwasher is not installed correctly so when you are loading it, the whole thing tips forward and clanks around. There were some other things that didn't work properly but I can't remember now. Nothing that was a major problem but just not up to the standards I'd expect. The sunset view from the lanai is wonderful but the couch and chairs are incredibly uncomfortable. They are very cheap Target or Walmart style furniture and when you sit on the cushion, all you feel on your bottom is the wooden slats below the cushion. We'll definitely stay at the Palm Villas again but will probably choose a different unit next time.

Great place to stay! Very nice location, beautiful community and short distance to the beach. It was everything it said it was and it was very enjoyable! Lots of stuff for the kids to do. I particularly enjoyed the fact that we had snorkeling gear, children’s swim vests, ice chests and everything you would need for kids at the beach. Highly recommend!

The property was wonderful and as described. The garage door controller is having some issues, which may just require new batteries. Evolve was responsive and easy to work with, and the property was perfect. This was a last minute booking, done through Vrbo phone support, due to a last minute cancellation of another property. I made clear during the phone support conversation that I expected a comparable property at no added cost due to the very last-minute cancellation, and I was assured this would not be a problem. However, my credit card was charged for the alternate rental, resulting in a $653.98 out of pocket cost for me. I am attempting to recover this cost and am having trouble submitting my reimbursement request or finding the proper contact at Vrbo.

The unit is in need of some upkeep. We had to call for access codes and also had to chase down a parking pass we were not able to use the garage all week. The fan in the master bedroom did not work and when I talked to the maintenance company they said they knew it was going bad but did nothing to repair it. The microwave door handle was broken, there was and electrical outlet in the kitchen that was completely out of the wall and the shower rod in the second bathroom is corroded. The pool area is very nice but for the money I would stay at a different unit

Common areas very nice. Pool landscaping magnificent. Beach pretty with good bar/ food service. Gentle waves. Will need to go to other beaches if you want waves. Family friendly. Lovely hike thru volcano field and ponds. Good retail in development. Unit on 2nd floor. Lovely breeze. Awesome grill. Kitchen light on some utensils. Good coffee set up with French press and drip coffee and good grinder. Great beds. Huge tv in den. Nice bird life and mongooses in bushes outside windows (at ground level). Overall a quality value. The location was fabulous for the cost of our stay. It was the perfect size for us and we were able to cook on for many of our meals - especially important during the Covid restrictions. There were many perks we weren’t expecting- snorkel masks, beach towels, beach chairs and umbrella , an awesome smart TV and even a classic gaming console. We left a boogie board for future renters. We had a blast. Only complaint was with the management company— our “welcome supplies” i.e. paper towels and sponges soap etc... weren’t delivered to us until the third day we were there. When we requested additional toilet paper and garbage bags we were told we would have to buy them ourselves— that was something new??

What a fantastic week on the big island. This rental is just beautiful. Everything we had hoped for. It was perfect location to the Fairmont orchid, where I had attended a conference for the week. The beaches, pool, hiking trails that were all in walking distance made this trip just awesome. Perfect place to stay.

The unit was just as pictured and very comfortable for our family. The pool is right across the street and its a short walk to the club. There are restaurants in a short drive even walking distance as well as a great grocery store. There are numerous beaches nearby to choose from. Saw amazing turtles and even a couple of rare monk seals at the beaches. Definitely would stay here again
