The Hotel has a good location close to the sea and an excellent car park, because it was end of season their restaurant was shut, but there are some great restaurants close by. Bolsena is walking distance and definitely worth visiting. We plan to come back next May and will book this hotel again.

My stay at Royal was a very pleasant experience and certainly I will repeat it.
Breakfast was fantastic, and the location is the best for visiting and exploring Bolsena.
The swimming pool needed to be cleaned.

Poor air conditioning, but pretty hotel in good location
The location on Piazza Dante Alighieri is convenient to the lake, 2 lake front restaurants, and a pretty walk on a hydrangea lined street up to the walled city section. Convenient parking in a gated lot behind the hotel. Stop in front of the hotel on the piazza to checkin, drop bags, and then park. There is an elevator for handicap access, but all access to the pool is via steps. The hotel furnishings and decor is very traditional, pretty, and the photos are representative. There is a very nice pool that has a couple umbrellas for shade. Breakfast is provided: meat and cheese, bread, yogurt, cereal, and assortment of cakes and croissant. Coffee/tea/water. Breakfast ends at 10:30 and they will ask if it’s ok to clear food starting at 10:15, so don’t go down late. The shower is a corner shower. Half of each of the doors on the sides (not against the wall) slide back. Some will find the entry to the shower to be small. It wasn’t an issue for us.
We will complain about the air conditioning. Where the hotel has a/c, it is not effective enough to adequately cool the rooms. There is no individual temperature control in each room, so you only get whatever temperature the hotel sets. It seems the temperature gets turned up a lot during the day (or the a/c cannot keep up with the heat during the day) and by the time it starts running at night, it is too hot to sleep. Around 8:30am we can notice cooler air blowing in the room, but it’s too little too late. At 37C outside, it was uncomfortable to sleep. Even opening the window didn’t help at night.

Amazing hotel in a fantastic beautiful location.
I loved everything about this property. It looks classier than the image. The location is amazing. Right on the lakefront with restaurants on the doorstep. This is not a lake the size of Garda etc but it is unspoilt. The hotel is in pristine condition with a lovely pool. The images do not do it justice. The staff are excellent and attentive. They are not totally fluent in English as their guests are mainly Italian and German. Our room had a massive balcony looking onto the lake. The room itself was a good size. I have no complaints whatsoever. The breakfast was continental with a good selection. Some fresh fruit/berries would have been nice but that is a personal choice and not a negative. There is a very large free car park and also an unloading zone at the front doors. Everything is thought of. I highly recommend this hotel if you plan to visit this wonderful area. Bear in mind that Siena and Montepulciano are only 1 hours drive away too.
I have no negative comments to make about this property.

A hidden gem
I loved everything about my stay at this lovely hotel with my water views. My room was great, breakfast was also but the standout nicest person there was the receptionist. She has great English and did everything with a smile. I’d recommend this hotel or location to anyone. I liked that as a pilgrim I wasn’t looked down on walking in hot, sweaty and dusty with my back pack.
While it wasn’t a problem for me, I thought anyone carrying weight would struggle to fit in the shower door.
