The cottage was in excellent location,close to York and easy access the motorway to discover the other beautiful places like Whitby, Knaresborough, Harrogate. The accommodation was very nice and clean. It looked like a very new property, everything was spotless. The bed was comfortable, kitchen was well equipped. It was a really nice experience to stay there. We loved it. The host was really kind and friendly. They came to introduced themselves during our stay but did not disturb us otherwise. They nicely offered to contact them if we need any help, gave us ideas about what to visit. That was very helpful. We can recommend it to anybody who wants to relax in a beautiful place but would like to be close to York as well. Thank you.

Everything you need facility wise in the cottage.
You can hear the traffic from the bedroom, but I did get accustomed after the first night.
It is very handy for commuting to other places, and bus stops are very near, the bus service is also good we used it to go to York rather than driving.
Nothing to dislike really.
Just bring your own tea, coffee, sugar and milk, there are a few sachets of coffee and a few teabags, but no milk or sugar, just an advisory.

Little gem.
Everything. Accomodation was spotless with everything you need to be comfortable during your holiday. Fantastic area to sit out and chill in lovely weather. Bus stops just round from accomodation which was great to go to York, Scarborough and whitby so driver had a well earned rest .

Perfect location for sightseeing.
The location was perfect for our trip, short drive to York, Pickering and Castle Howard, little bit further to Goathland, Robin hoods bay and Whitby plus much more. The cottage was lovely with a great view of the pond. Rooms where spacious and a nice comfortable bed, kitchen was well equipped.
We were much closer to the A64 than we first thought, our fault really should have looked on Google maps first. The A64 is great for getting around Yorkshire, however, very noisy day and night. The weather was warm so we had doors and windows open for air, we did sleep until around 5.30am woken up by traffic, even on the Sunday! Also no instructions for the microwave oven, just could not work it out so gave up.

Everything catered for to use in Kitchen area, lounge seating area, very cosy and comfortable. Having chairs to sit outside in lovely garden area.
The only thing for us and it’s pure choice, is when using Bath / Shower having handles or bar to hold onto, not to slip over.

The place was very clean, and is ideally located to explore the surrounding area. Everything was there that you would need for a stay. The bed was really comfortable,
Best to say from start these negatives are not a criticism, and indeed I see a few have been mentioned previously, but I stress they are not something that made our wee break away unpleasant one , but feel they need aired if just for others later on, and also I hope for the hosts
Firstly I I messaged to get instructions a hour or so before we arrived, as it was due to traffic it was a bit longer than an hour. However getting off the main A64 I was not sure where I was actually meant to go. I had to call and confirm if in correct place. As did another couple who arrived at same time. Bit poor on the communications, as postcode is only a rough area so not an exact location
The other couple as we found out are staying in a shepherds hut right across from the place we had booked, roughly 50 meters away. Nothing was shown in any pictures of the cottage that this was now something that was now there. Due to the poor weather we never used the outside seating area. However if we had, then you are now sitting with another group not very far away. I was expecting exclusivity as shown in the pictures. It was a wee bit of a shock to find out as you arrive
A few have mentioned this as well, though sachets of coffee and a few teabags are there, No milk or sugar, Think it would be nice thing to just put even a small jug of milk in the fridge, knowing people are coming, A small bowel of sugar as well, AT least you can get a cuppa after a long drive
Again something mention by other, is the lack of a light switch at the top of the stairs. Yes you have a bedside light, and also a switch for the main lights. However if you are just nipping down stairs to use the loo through the night, you don’t really want to disturb your partner. I think a few motion sensing lights battery operated or re chargeable would solve that little issue. They are easily available and cheap
Noise from the A64 is quite intrusive when in bed at night, as is the trains tooting the horns at the level crossing. N

The property was incredibly clean and well equipped.
The bed was really comfortable.
The location was perfect for access to where ever you were going.
Although very close to the main road, it isn't overbearing. Especially if you live in a town that always has traffic as we do.
Nothing, it was great. We did arrive in the dark and it was difficult to find. A more prominent sign on the driveway would help. Or a What3Words location on the booking.
But Andrew and Pauline were on hand to answer the phone to help direct us.

Great location for visiting different places. Excellent recommendations from Andrew. Castle Howard & Eden Camp definitely worth visiting. Whitby and Malton were also a surprise and a good day out. All in all, a great stay.

Wonderful! Just the peaceful, relaxing long weekend we needed.
The cottage and surroundings were peaceful, relaxing and beautiful.
There was noise from the A64, but that didn't bother us.
The nearby historic town of Malton was a pleasant afternoon out.
The Stone Trough is worth a visit - lovely meal, beautiful close by walk along River Derwent, with Kirkham Priory on other side of river.
Water was more than hot enough for a bath (which, in many places we've stayed, often is not the case!)
Directions could have been clearer - we drove around in circles for a while. The AVANTI sign that Andrew refers to in directions is a very small wooden sign on the fence at the side of the road, which we must have missed at least twice.
Might be worth finding a way to clarify the directions. Once we got there, we just saved our location to google maps - maybe Andrew and Pauline could share the location in this way.
I ended up phoning Andrew for directions; he was very helpful, but I still drove past the cottage again, as I was looking for a large AVANTI sign on a building.
But once we actually got to the cottage, everything was perfect - thank you Andrew and Pauline.
It's worth checking whether there is a race meet when you go, as this affects traffic on the A64, if you want to travel into York (we had intended to, but were too tired in the end to bother).
