This place is simply amazing. Staying there is like time travel combined with the functionality of today's homes. a beautiful large garden gives a sense of freedom and the location of the house itself gives the feeling that we are on a desert island without any noise and bustle of the city. I recommend it to anyone who wants to find peace and recharge their batteries. the house is very clean although the ravages of time have left their mark there but only in the good sense.

Good location to explore the island. Good facilities. Well equiped kitchen and comfortable beds. Good parking. Friendly and helpful hosts. Would book again.

Location is good. Exterior of the property is pretty.
House is not well maintained. Black mould in shower room. Shower head held up literally with sticky tape. Carpets are filthy, as are the sofas. Owner's dog defecated outside the door you use to put refuse sacks into the bin and we nearly stood on it. Owners dogs were noisy the first night and woke us up.

Lovely & comfortable 300 year old farm house.
Large garden with a sunny patio area for breakfast.
Very spacious house, even for 4 adults!

We would definitely stay again!
Downstairs bathroom could do with modernisation.
Gas fire did not appear to work upon trying (Hosts may have been able to intruct us had this been needed).
Basic TV in living room - a Smart TV would be advantageous for younger guests.
Direct walk from property to coast no longer possible due to private land.

It was self catering
We were only there for two nights and had been hoping for peace and quiet. Unfortunately the property is adjacent to some buildings and land where marquees were erected for a wedding, so the noise and music went on until about 2am on our first night, but this was not the fault of the property owners!

Great location near Freshwater, an amazing cottage, well presented and very clean, we were met by the owner Will who showed us to the property, a bottle of champagne and orange juice was a nice welcome, this is a 13th century cottage and the beams are very low, and the cottage has the quirks of a building befitting its age. You can get to most of the island in 25 minutes so it’s a great base.

Fantastic location. Beautiful old house and lovely, helpful host. The children loved their horse riding lesson and hack at the stables attached to the house.

Lovely quiet spot, cottage with lots of character, perfect base for some great walks. Everything you needed in the house. Very handy for the Lymington-Yarmouth crossing - five mins drive from the port.

A great location on the west side of the island. A perfect place to explore on a family holiday with plenty of places to eat and shop a short drive away. Very welcoming hosts who run riding stables on the property

The cottage was extremely well fitted out (especially the kitchen) and it was all very comfortable and quiet. We loved the private garden and ate dinner there most nights we were in but also enjoyed popping over to the stables side to see the animals on the farm. Our toddler especially loved the friendly cat and family of spaniels, all of which were very calm and friendly around children. The private garden is gated (you park inside the gate) so kids can run around on the grass safely.
The beds were very comfortable, rooms a decent size, the living room had lots of sofas to relax on and a big dining table in the kitchen. There were even pegs for the washing line!
Jayne and Will were very friendly when we saw them and happy for us to pop over to see the animals. There was a water outage from the main bursting (not at all their fault) but they went out to get us some bottled water to use for breakfast before the pipes were fixed.
The property was really easy to find because it's signposted to the stables.
The location was excellent for us, very close to Yarmouth and Freshwater so easy to pop out for shopping or takeaway but still less than an hour drive to the east coast towns and beaches.
Be aware that this is an older cottage so the ceilings/beams/doorways are very low.
Also the bedrooms got light very early in the summer so I would strongly recommend bringing an eye mask if you plan to sleep later than 5am (I forgot mine, but that's on me)

The location was great and the cottage was very comfortable and was great to have such a big enclosed garden. The staff were great too and fit my daughter in for a pony ride at short notice which made her day!

Great location. Quiet and a lovely character property. We were a bit old to go horse riding, but with the stables next to the property would be ideal for younger children.
It was a little difficult to see where we were going when parking the car and walking across the grass to the cottage. Would be great to have a bright light to show the way. There was admittedly a light on the building, but was not working.
