Breakfast was fine, the breakfast room was fine, there was a 10 minute gap between the serving of our breakfasts. It would've been nice to eat our breakfasts at roughly the same time.
We were not given a curfew time and were locked out on Saturday night. We knocked, rang the bell & phoned 5 times before being forced to shout and wake everyone up. The next morning Ed berated me in front of the other guests and said the door had been locked at 1am. It was locked when we arrived back at 12.45, we have the phone records. If the front door is to be locked, they should provide keys like every other hotel. Or a key box.

The room was spacious, beautifully decorated, and very clean with a nice view. The place was quiet and perfect for relaxing. Breakfast was absolutely delicious, and the host was very kind and attentive.

It has been a real pleasure to stay in Kiltearn House, it has a really cosy, elegant and relaxing atmosphere. The room and the breakfast room are welcoming and they have amazing views to the firth and fields. The hosts have made us feel like at home.

Wow! A truly lovely guesthouse to stay. Upon arrival we were welcomed heartily and given a tour of the house, its facilities, and a description of the local area. The house itself is impressive with very pleasant, comfortable bedrooms. Bed linen was incredibly good! We really enjoyed the homely sitting room, filled with comfortable chairs and plenty of books. We chose this space to enjoy our evening tipples after exploring during the day. Breakfast was very good - particularly loved the AGA cooked eggs. The owner is truly kind, hospitable, and informative. We went on a local walk down to the church ruins, views of the firth, nearby bothy ruins and beyond, admiring the local area. Thoroughly recommended accommodation and stay ⭐️⭐️⭐️⭐️⭐️

The home itself was stunning, driving up to the property was like a fairy tale. The interior of the home is so well decorated with cozy and elegant touches. Our host greeted us, despite our late arrival.
The breakfast was phenomenal, it was one of the most delicious full Scottish I had the whole trip.

Everything! From the moment we arrived to the moment we left, we had an amazing time! This guest house is in a perfect location, with idyllic views and great for walking along the Cromarty Firth.
The room was perfect, with a very comfortable bed and everything we needed for our stay. The leather chairs were super comfy too, great for relaxing in and admiring the views!
Breakfast was lovely, again with idyllic views out of the conservatory (where breakfast was served).
We will definitely be back (in the not too distant future hopefully)!

We stayed at 12 or so places around Scotland, and this was far and away the best. The staff were so accommodating and helpful. The location is beautiful, the rooms were comfortable, and the breakfast was delicious (and huge!). I would recommend Kiltearn Guest House to anyone!

Travelled with my Mum on a journey to the Highlands. B&B set in a country house was an excellent find. Lovely greeting on arrival. We stayed in the deluxe twin with sea views. The room was huge and really well appointed. Everything had been thought of. Especially liked usb sockets and phone charger so I could keep tech topped up. Dual aspect views of the firth were gorgeous. Just everything about it was perfect.

The location was fantastic. The building itself is lovely. The people who own and run the guest house were friendly. The bedroom was comfortable and the cooked breakfast was excellent.

Excellent place to stay for an evening. I arrived quite late and the owner was extremely accommodating. The room had possibly the comfiest bed I have ever slept in with even an electric blanket to keep you warm and toasty. The room had a nice tiny mini fridge, some information for visitors and a few wee treats.
Breakfast in the morning was excellent, the gentleman catered to my intolerances, and the food was delicious.
I would most certainly stay again as I don't think the stay could truly have been any better. I would just hope that next time I can stay for a little longer!

On the day of arrival I was met on entry and shown to my room by Ed but other than that I was left to get on with things myself and thats as I like it.
I was travelling for work and this was very convenient for all of the sites I was visiting. It was an especially good location as it is in a quiet area so no traffic noise at night time makes it that bit easier to get to sleep.
The breakfast was very good, the option of a venison sausage was also appreciated.
There was a lovely looking guest lounge which due to my timings I didn't get to use, I can imagine it would be a nice place to sit and relax.
The views out the front were lovely, its a pity I wasn't there to appreciate them for more than a few minutes in the morning.
Wifi was available but I didn't use it so I couldn't mark it higher.
If I'm in the area again I shall be sure to book accommodation here again.
I wasn't keen on the shower because its a standard corner entry unit which is (for me) difficult to get in to, but, that's a me problem not a facility problem as I know and understand that space is limited in older properties. I'm only adding this as something was required in this section.

We were in the area to visit the Munro clan burial graveyard. The Kiltearn Guest House is nearby. The House is beautiful and the hosts made an exceptional effort to accommodate our needs. BTW the food was amazing.

Everything - this is absolutely the most perfect place with lovely homely touches in the room (biscuits, hot chocolate, teas, and fresh milk). The breakfast was outstanding and everything is clearly locally sourced.
Everyone there is so helpful and accommodating, couldn’t recommend the place more. I definitely will be coming back when possible.
Not a dislike, just a heads up: you do need a car for comfortable access.

This was the highlight of our Scottish road trip! Kiltearn House was in an idyllic location - peaceful, beautiful surroundings, and a touch of luxury for the weary traveller! Our hosts were most helpful, and supplied everything we needed, including a sumptuous breakfast!

A hotel located near the town of Evanton. A wonderful landscape that inspires peace and tranquility. We were able to walk around part of the lake from the hotel. The hosts were very attentive and prepared an excellent dinner for us, cheese board and local sausages. I wish I had booked more days. If I ever return to Scotland, which I hope will be soon, we will stay at the same hotel again. I can only say that it was exceptional.
