We have stayed here three times now. The family are friendly & welcoming & the facilities are exactly what we needed which was somewhere to shower & sleep & the property is decorated lovely & rooms are clean as are the linens. The location is brilliant for the shops & atm & close to the beach but far enough back not to hear the amusements & pier.

Staff are friendly, beds are comfortable, shower was just right, perfect location, WiFi , TV in room, tea and coffee making facilities and
Lytham Street carpark at the end of the road .
Not modern but didn't effect the stay at all

Location was ideal for the pleasure beach especially, the parking is roadside and it's just a case of first come first serve. It was a typical Blackpool guest house really, shower curtain could maybe do with being replaced but overall it was clean. Small, cheap and cheerful. No complaints about the bed as it was comfy enough. So long as your expectations aren't on par with the Hilton or even really any mainstream hotels....I wouldn't hesitate to book it again at the right price etc. the owner at the front desk was helpful and friendly. Thanks for the accommodation.
Shower curtain wasn't the best condition and my daughter wasn't keen on the incense being burnt in the lobby, but that's really just a personal thing! TV in the room was very small and my firestick wouldn't work in it so I don't know if the hdmi port or the usb port was broken? But really couldn't get a bigger TV in the room and we really weren't watching it anyway so those really are minor!

After reading other reviews I was dreading staying here.
In all fairness, if you want somewhere to shower, change and sleep, it's not that bad, at least it's clean.
Yes, this place does need some serious updating/ refurbishment and decorating.
