Enrico, was excellent, and fast response to any issues. We haven't use the breakfast service because is not available during this time of the year.

Nice and quiet pension (not B&B!!) with all rooms on the ground floor. All facilities advertised in place. Clean room. Free public parking in mid-low season (but not in Summer). Strategic area with bus to Pisa centre (30 min) around the corner. Plenty of bars restaurants and a supermarket nearby
Functional but outdated bathroom. In general, far too expensive for what it offers
