The location is 5 minutes walk from the ruins.
The staff do not speak much English (so get your google translate ready). Also, they did not know some basic tourist information (like how to get to New Sukhothai and where to catch buses.)

The best budget accommodation in the perfect location to see the temples. Theses a 7 eleven 100 Mtrs away , massage shops , restaurants and laundry shop , bicycles to hire 30 Bart for the day . My room was very clean , good shower and air conditioning worked well . Free breakfast too ! I’d recommend

Location is super - very close to the historical park, but also on a quiet side street. The AC worked well, and it is a must, even in February it was suffocatingly hot outside. The breakfast is plentiful, the hosts are nice and accommodating.
The room did not look boutique. It was very basic. I had 3 nails in the wall for the decoration - no picture or anything. But otherwise you have anything you need in the room.
