We loved the pool, the shade gazebo, the courtyard for meals, the mountains, the peaceful location with easy access to Lucca and Pisa (20 minute bus ride) and paragliding just over the mountain range. We liked the Bbq area and ability to cook and enjoyed the local pizzerias and cafe for pastries and gelato.
It would have been convenient if there was soap and basics like washing up liquid, laundry detergent and dishwasher tabs, enough toilet paper for the stay and salt and pepper provided- it seems crazy that each guest has to buy these basics. Even coffee!? Pool towels would also be a great addition. The local deli shop was convenient for fresh bread, fruit and meats and cheeses, but expensive. The last bus came back from Lucca too early for an evening meal out.

The staff was kind and friendly. The room was clean, beautiful but not comfortable. The swimming pool was clean and refreshing and all the outside space was very nice with stunning view of mountains. Great location, 10 km to Pisa and Lucca, to Florence about 80 km. Flavia is in a very friendly small town. The owner of small shop was very helpful. The pizzas were just fantastic in local pizzeria.
We lived in room Nr.4. This room is definitely not for four people. There was one double bed on the second floor and one sofa on the first floor. The sofa was old and broken. So our children slept on the second floor on double bed, and we slept right on the floor on mattresses that the owner kindly brought (on the first floor). It wasn't very comfortable. Another problem - high humidity and specific smell in the room.

Good location, ideal to reach Pisa and Lucca. Outdoor facilities are excellent (Pool, Barbecue area).
Accommodation dark and smelly. The beds need replacing. Upstairs shower is very small. No starter pack, the owner was very business oriented.
