Quite BnB with stunning views and great host

Host was very friendly and accommodating. We needed to check in late evening and this was fine. There was plenty of parking in a secure area. It was quiet and the views were stunning. Room was comfortable with everything you needed. Bathroom was small but functional. Breakfast was great with a good choice of cereals, fresh fruit and yoghurt. Full English was beautifully cooked and filling. A good choice of items on the breakfast menu. The host had a very well behaved dog who was lovely. There is a busy pub just a 5 minute walk away where the food on offer is excellent 👌

Lovely clean, homely b&b in a beautiful area with a charming host.

The breakfast was one of the very best we've ever had at a b&b. The views from our bedroom and from the lounge were beautiful. It was very peaceful. Avril was a lovely lady. She respected our privacy but was charming and interesting to chat to when appropriate. Would definitely stay again.

The landlady was so kind.

On our way to this B&B, my wife and I were involved in a car accident about six miles from the B&B. The landlady of the B&B came to pick us up and drove us to the B&B. We were deeply touched by her kindness. Because we lost our car, she allowed us to extend our stay until our friend came and picked us up. We are truly grateful for her kindness. The room was spacious and the breakfast was delicious. We cannot thank her enough.

It's hard to find anything bad about this B&B because everything was so good.

Great location for a stopover on the way up to Scotland. Very welcoming. Clean. Easy walk to local pub for food. Very quiet. Excellent breakfast with lots of choice - much better than the hotels we have stayed in recently.

Wonderful B&B

It's a super, quiet location. Avril was a very warm and welcoming hostess. Nothing was too much trouble. The breakfast was amazing every morning. The room we stayed in was lovely, and we enjoyed the stunning views on a daily basis. The bed was also very comfy, and everywhere was kept clean and tidy. I would highly recommend it.

Amazing place to stay.

Everything. Avril is a super host, attending to every detail to make our stay perfect. The on suite twin bedroom was so clean & comfortable. Great shower, fluffy white bath towels & beautiful white bed linen. We appreciated the complimentary toiletries, tea, coffee & chocolate biscuits. The breakfast was superb with a great variety of fresh fruit, yoghurt & cereals. The freshly cooked hot breakfast was wonderful with a great choice. The views from the house are spectacular with sheep & horses to view from the windows. This is the best bed & breakfast I have ever stayed in. There is a wonderful pub 10 min walk away, where we had a lovely evening meal. West Woodburn is a very nice location. We shall certainly be back & I will be recommending to my friends.

I cannot fault anything. Avril takes a pride in her b&b & it shows in every detail of the house & how she interacts with her visitors. Thank you for making our stay so lovely.

My stay was the perfect end to a hard days walking - I cannot fault any aspect in any way.

Location was fine - away from the main road, quiet, but close to my walking route. The owner was accommodating, welcoming and helpful, offering to drive me to the nearest pub for an evening meal, if I chose. Breakfast was exceptional, and the owner even offered to make me up a packed lunch for my next days walk. To top everything off, because the shower in the room I had originally booked was broken, I was given a slightly smaller, single, though perfectly adequate room, so the owner insisted on giving me a £10 refund. I cannot speak highly enough of the establishment, the owner, or my stay, and I would not hesitate to recommend Yellow House Farm to anyone.

Lovely visit

Host was very friendly and welcoming. The breakfast was lovely. The house was set within beautiful landscape surrounded by farm animals. We really enjoyed our stay in Yellow House.

Loved it!

Where to start, it's all been excellent. Beautiful countryside, easy to access, within 30 mins drive from Kielder or Hadrian's Wall. Amazing views from our room, even in bad weather. Easy to find, well sign posted. The house is extremely cosy, clean and warm. Our room was beautiful, large, immaculate and I absolutely loved the electric blanket we found on the bed - it was a great touch for me because I use one at home and love it. Breakfast is excellent as other guests have noted, portions are more than generous and there is plenty of choice! Avril is a wonderful host, she took such great care of us and made us feel at home the whole time. Not to forget Lottie, the best of furry girls, she is so lovely, well behaved and affectionate. We got quite a few Lottie cuddles, she is the sweetest. The pub in the village is good as well if you don't want to travel too far from the house, we had dinner there and it was excellent - massive portions, tasty traditional food and great value for money. Overall, we couldn't have asked for anything more, we truly recommend it. Thank you Avril!

Home away from home

Avril is just a fantastic hostess and we loved the dog Lottie. The proterty is very well neated. At the our stay in august were a lot of bloomed flowers. The View threw the garden, hills and a small lake is beautiful. We can recommand a walk to the nearby River. At the night we heared some Little owls. The room was clean and had an authentic furniture. Avril took care of all our needs. The atmosphere was for us more important than a big flatscreen-tv. (Eventhough there is a TV of course) The breakfast was just delicious, very individual and gaved energy for the day. Thank you for the best start of our long journey, Avril. We would love to come back.

Convenient location for bellingham or A68/Airport, I was able to store bike overnight in garage, Skipped breakfast but takeout sandwiches provided. The local pub for food and drink. Fresh milk supplied to room for tea/coffee.

had to wait outside as I couldnt checkin until 15:45. The rooms, hotel and hosts idea of hospitality is old and tired. Unbeknown to me radiator trv was turned down for second night. Consequently it was freezing cold and no way to heat up room. I couldnt sleep as a consequence. I could hear neighbours room clattering around 5am preparing for what i can imagine was an early morning flight. Greeted by a massive barking dog every time i entered house. Host made snarky comments about leaving a light on when i went out. Also commented I departed an hour later than intended and got her out of bed early to make my takeout bacon sandwich. Sorry! I think Avrils intentions are good, amicable enough, but honestly I wouldn't stay here again.

The breakfasts are legendary. Averil went out of her way to make sure we had everything we wanted and nothing was too much trouble. The bacon was literally the best I have ever tasted. I bought some to take home!

Friendly owner was very welcoming and helpful. Room was comfortable and warm (on cold nights) with a great view across the valley. Breakfast was excellent (particularly the bacon).
