lovely place to stay close to everything you need

the property is in a great location close to the shops and cafes 2mins walk to the gardens and less than ten minutes to the beach

would have liked some heating in the bathrooms but it wouldn't stop me going again unless it was in the middle of winter

Wonderful break for three generations of family

The accommodation is clean, spacious, and in a great location. Filey is pretty quiet anyway, but Rutland Street is near and far enough from the pubs or takeaways to be ideal. Communications from the owners were very good and informative. Everything you need for a family break is here. The rooms are large and well appointed and the beds extremely comfortable. We first visited Filey when our children were little. We have just taken our children's children for their first time. It has hardly changed. And that is a good thing.

Great location, lovely house with a lovely suntrap decking area onto the kitchen. We loved it.

Just needs a bigger ice cube tray and swap the door hinge over to the other side on the fridge 😂 talk about being picky 😂😊

Beautiful & spacious house at an excellent location!

We had an amazing stay at the upper floor at the lawns. The house was beautifully done and spacious. It's hardly a 5 min walk to the beach. The heating is very good as well. Chris and Phil were extremely helpful, sent a long and detailed message to help us find our way without any trouble, parking guidance as well as a list of pubs close by! The only inconvenience really was that the check-in was very late (5pm) considering checkout was at 10am and that we had to strip the beds. Pros : - amazing location, beautiful & spacious house - 4 bedrooms, 3 of them ensuite. - excellent heating - nice view of the sea from the streetside windows - TV+ remote control in all bedrooms ! - ample storage space - clean and tidy - dishwasher + washing machine + microwave +oven available - 5 min walk to beach - parking space for 1, can provide for 2 if needed. - close proximity to local shops and restaurants - basic necessities stocked - all windows had safety locks - stair guards if you're traveling with toddlers/pets. - pet friendly

Cons : - very late check-in (5pm) considering checkout was at 10am - strip the beds which takes some time considering a checkout at 10am. - only 2 dishwasher tablets were provided for 3 night stay - additional garbage bags not available despite being asked to put out the bins on Sunday - mattress protectors not fitted in two of the bedrooms, found out after we stripped the beds - only entrance to house is by metal stairs which were very slippery in the rain.

Great break away

It was lovely clean had everything you needed. Had plenty of space didn’t feel all six of us was on top of one another. Nice outside space just the right amount to sit outside and have a drink. All bedrooms were lovey had your own en-suite. Was located in a great place not feeling from the beaches and the amenities.

There was nothing I didn’t like about it, the property was one of the things that made it a great break
